The €4,139 a square metre that idealista gives as Benalmádena’s 2026 asking average covers the whole municipality, from older flats in Arroyo de la Miel to the homes around the marina. A top-floor home in a building of sixteen, with a terrace of about 40 square metres, two garage spaces and a storeroom, is priced well clear of that figure. What is being built
Macan Beach Residences is sixteen apartments and penthouses on a hillside plot on the western side of Benalmádena, looking south over the sea. The apartments on the lower floors are laid out over two levels with long terraces across the front, and the penthouses on top have terraces of around 40 square metres. Two garage spaces and a storeroom go with each home. The shared grounds hold a pool, an outdoor kitchen with a barbecue, a gym and a sauna.

What comes with every home.
Heating, cooling and hot water
Air conditioning that heats as well as cools, run by a heat pump and ducted to the rooms, with each area of the home controlled separately. Some homes have wall units instead of ducts. The bathrooms have electric underfloor heating. Hot water comes from an aerothermal unit in each home, which takes heat from the outside air rather than burning gas, and a ventilation system brings fresh air in all the time.
Kitchen
Units in a choice of two colours under a Silestone, Compac or similar quartz worktop. The extractor hood, induction hob, oven, microwave, dishwasher and fridge are included, from Bosch, Teka or a similar maker.
Floors and ceilings
Large-format porcelain tiles in every room and on the terraces, with a non-slip finish outdoors. Bathroom walls are in rectified porcelain, cut to an exact size so the joints stay narrow. Plasterboard ceilings go in over the hall, the corridor, the kitchen and the bathrooms.
Bathrooms
A vanity unit with drawers, a resin shower tray and chrome taps that limit the flow of water. The main bathroom has a wall-hung toilet with the cistern hidden in the wall.
Windows, doors and wardrobes
Lacquered aluminium frames with a thermal break, an insulating strip that stops cold crossing the frame, and double glazing. The living room glass is low-emission, which keeps summer heat out. Roller blinds throughout, motorised in the main bedroom. A security entrance door with a three-point lock, white lacquered doors inside and fitted wardrobes.
Walls, roofs and insulation
The outside walls are built in two skins of brick with sprayed polyurethane insulation and a plasterboard lining over mineral wool. Between one home and the next there is a triple wall with an acoustic membrane, which keeps the sound down. The roof terraces are waterproofed and insulated.

Work on the building began in June 2025, and handover is estimated for the third quarter of 2027. After a €10,000 reservation the price is paid in three steps: 30 per cent when the private contract is signed, 20 per cent six months later, and the remaining 50 per cent at the deed, once the town hall confirms the building is ready to live in. Each payment carries IVA on top.
