The lowest-priced home, a one-bedroom apartment on the ground floor, works out at €9,420 per built square metre. Estepona averages €4,307 a square metre on idealista’s 2026 asking prices, a figure drawn mostly from resale apartments across the whole municipality. New building inside the protected old town is rare, and a small home carries a higher rate per metre in any case, since a kitchen and a bathroom cost much the same to fit whatever the floor area. What is being built

Paraíso de Azahar is ten homes on Calle María Espinosa, inside the protected historic quarter of Estepona. The building follows the traditional Andalusian look the quarter asks for, with white walls, clay-tiled roofs and green shutters, and runs from homes at street level up to a penthouse. Some of the homes have a small pool of their own on a terrace or patio. A car lift takes cars down to a basement garage, where every home has a space and a storeroom.

What comes with every home.

Façade and walls

The outer wall is built in two leaves, rendered ceramic brick outside and hollow brick inside, with sprayed insulation between them. Between the windows the render is lime mortar, as the old town requires. Walls inside each home are plasterboard with thermal and acoustic insulation, and the walls between one home and the next are ceramic brick with sprayed insulation.

Windows, doors and wardrobes

Wood-effect aluminium frames with a thermal break, an insulating strip through the frame that stops cold crossing it, and double glazing. The entrance door is armoured, with a security lock, and the doors inside are solid wood. Built-in wardrobes are lacquered white, with storage above and a hanging rail.

Floors and ceilings

Wood flooring through the home, and non-slip porcelain on the terraces. The living room and the main bedroom have timber coffered ceilings. Plasterboard ceilings go in over the kitchen and the bathrooms.

Kitchen

High and low units under a natural quartz worktop, and an island with a table that pulls out from it. The oven, induction hob, extractor, washing machine, dishwasher and fridge are all included.

Bathrooms

Porcelain tiles on the walls, sanitaryware by Duravit or similar, a low shower tray with a tempered glass screen, and thermostatic taps, which hold the water at the temperature you set.

Air conditioning and hot water

Air conditioning runs from fan-coil units hidden in the bathroom ceilings and is ducted to the rooms, with a programmable thermostat in the living room. An aerothermal system, which takes heat from the outside air rather than burning gas, helps heat the water.

Power and connections

Television points in the living room and the main bedroom, data points, a video entry phone, and light and power out on the terraces.

Private pools

Where a home has its own pool, it is a fibreglass shell clad outside in natural stone and sized to its terrace or patio, with an outdoor shower beside it.

Buying this as a new build

Handover is estimated for the fourth quarter of 2027. The developer has published no start date for the building work, so this is a purchase made from the plans and the written specification. Prices are quoted before IVA.
