What is being built

Zenity Blau is a gated scheme of apartments in landscaped gardens in La Gaspara, a short way back from the beaches on the western side of Estepona, and Zenity Blau II is its second phase. The homes have two or three bedrooms and two bathrooms, and face south-west onto terraces of their own. Kitchens are handed over furnished, the floors are heated, and the lights and blinds can be worked from a phone. The gardens are planted with Mediterranean species around two pools for adults and a children’s pool, and residents also have a gym and a social club.

What comes with every home.

Heating, cooling and hot water

Underfloor heating run on warm water, electric in the bathrooms, with a thermostat in the main rooms. Cooling is ducted, with vents in the living room and the bedrooms. Hot water comes from an aerothermal heat pump, which draws heat from the outside air.

Kitchen

Handed over furnished with wall and base units, a worktop and a matching panel behind it. An induction hob, an extractor, an electric oven and a microwave in a tall unit, a dishwasher and a fridge behind panels that match the units, and a washing machine are included.

Floors, walls and terraces

Porcelain floor tiles in the hall, the living room, the corridor and the bedrooms, with white skirting, smooth painted walls and suspended ceilings. The terraces are laid in non-slip tiles, each with a tap, a drain, lighting, a power socket and a television point.

Bathrooms

Ceramic tiles on the walls, porcelain on the floors, white fittings and resin shower trays with glass screens. The main bathroom has a ceramic basin in a vanity unit under a compact quartz top, and a thermostatic shower tap that holds the water at the temperature you set.

Windows, doors and wardrobes

Aluminium frames with a thermal break, an insulating strip that stops heat and cold passing through the frame, and double glazing. Motorised insulated blinds in the living room and the bedrooms. An armoured front door with a spyhole, white lacquered doors inside, 220 centimetres tall, and white lacquered fitted wardrobes with a hanging rail, a shelf and drawers.

Walls and insulation

The outside wall is built in two layers, brick outside and plasterboard inside, with an insulated air gap between them. Plasterboard walls divide the rooms, and soundproofed walls with insulating panels separate each home from the next and from the shared areas.

Home automation and entry

A basic home automation system, run from an app on your phone, switches the lights and works the blinds. A video entry phone that also connects over Wi-Fi, and LED lighting in the bathrooms, the kitchen and the corridors.
