The lowest-priced home, a one-bedroom apartment on the first floor, works out at €6,488 per built square metre. Against the €4,307 a square metre that Estepona averages on idealista’s 2026 asking prices, this is about half as much again. The homes range from one bedroom apartments to four bedroom penthouses with a solarium on the roof, and the ground-floor homes have gardens of their own. Residents share a spa with a heated indoor pool, a sauna and a steam room, a gym and a room for working. Each home comes with a parking space and a storeroom in the garage.

What comes with every home.

Structure and walls

A reinforced concrete frame, supervised by an independent technical inspector and covered by a ten-year insurance policy on the structure. Rendered brick outer walls with a ventilated cavity insulated against heat and noise, and plasterboard walls inside filled with mineral wool.

Windows, doors and wardrobes

Aluminium or PVC frames with a thermal break, an insulating strip that stops heat and cold passing through, and double glazing. Laminated safety glass on the terraces. A reinforced front door with a three-point lock, white lacquered doors inside, fitted wardrobes, and a walk-in wardrobe with smoked glass doors in the main bedroom.

Kitchen

Upper and lower units with soft-close doors and handles set into the fronts, in a choice of three colours, and a worktop in a choice of colours. A ceramic hob, extractor, oven, microwave, dishwasher and fridge from Siemens or similar. An induction hob, Miele appliances or slatted fronts are available as options.

Bathrooms

Large porcelain floor tiles, 75 centimetres square, and wall tiles in a choice of three colours. Shower trays with glass screens and taps that use less water.

Heating, cooling and hot water

Ducted air conditioning controlled room by room through an Airzone system or similar. Electric underfloor heating in the bathrooms, which can be extended to the whole home as an option. Hot water comes from an aerothermal system, which draws heat from the outside air.

Lighting and home control

A video entry phone, LED spotlights on rails in the living room, kitchen and main bedroom, and a basic home control system for the lights and the air conditioning. Dimming, voice control, sensors and cameras can be added.

Private outdoor space

The specification gives the ground-floor gardens and the penthouse solariums a private pool and an outdoor shower. An outdoor bar and kitchen on the solarium is available as an option.

Buying this as a new build

Building work is due to begin in the fourth quarter of 2026, and handover is estimated for the fourth quarter of 2028. A home is secured with €6,000, IVA included. A fifth of the price follows at the private contract, less that sum, another fifth six months after work begins, and the remaining 60 per cent at the deed, with IVA at 10 per cent on each.
