Estepona averages €4,307 a square metre on idealista asking prices for 2026, and the town has been climbing faster than the rest of the coast. An average like that covers every age of building in the municipality, so a new scheme sits above it. Remember too that the built area quoted by a developer takes in a share of the communal parts. Sunset Bay Estepona is 174 apartments and penthouses set among gardens on Calle Segismundo Moret on the western side of Estepona. The developer puts it 300 metres from the beach and a five-minute drive from the town centre. Every home faces south-west, which is what gives the terraces their afternoon sun and their view down to the sea. Ground-floor homes have their own gardens, the top floor takes the penthouses, and a parking space and a storeroom come with each home.
Shared between the 174 homes
One aerothermal system per home: an outside unit that takes heat from the air rather than burning gas, and an inside unit with a tank so hot water is ready when you want it. The air conditioning heats as well as cools and is ducted to every room through supply and return grilles. A mechanical system brings fresh air in.
Fitted with wall and base units in a gola profile — a recessed channel along the top of the door instead of a handle you grip — under a compact quartz worktop, with the same quartz carried up the wall between the units. Induction hob, extractor, fridge, dishwasher, electric oven and microwave are included, with a single-lever swivel tap over the sink and a space set aside for a washing machine.
Porcelain floor tiles throughout with a matching skirting, and a non-slip stoneware on the terraces. Bathrooms are tiled in ceramic. Walls and ceilings elsewhere are painted smooth. Plasterboard ceilings go in over the hall, the corridors, the kitchen and the bathrooms, with the second bathroom left openable for access to the air conditioning unit.
White glazed porcelain, with the basin set into a unit in both bathrooms. The main bathroom has a shower tray and a thermostatic column, which holds the water at the temperature you set. The second has a bath. Both have a screen, chrome single-lever taps and a mirror.
Lacquered aluminium frames with a thermal break — an insulating strip through the frame that stops cold crossing it — and double glazing with an air gap. External roller blinds in aluminium, in insulated boxes, cover the living room and the bedrooms. The entrance door is reinforced, with a security lock and a spyhole. Internal doors are white lacquered with metal handles. Fitted wardrobes are lined in melamine with a top shelf, a hanging rail and a set of drawers.
The outside wall is built in two skins with a cavity between them, sprayed polyurethane insulation and a plasterboard lining. The walls between one home and the next, and between homes and the shared areas, are perforated brick lined with plasterboard over mineral wool. That is what keeps the sound down.
Wiring sized to what each home draws, with television and data points in the living room and every bedroom, a shared aerial for the building and a video entry phone.
Parking is at surface level beside the entrances, laid in printed concrete, with ducting run to every space so an electric-car charger can be fitted. The entrance halls are lit by low-energy lamps on sensors that switch off after a set time.
BB is the rating the developer states for this building, covering both the energy it uses and the carbon dioxide that goes with it. The Spanish scale runs from A at the top to G at the bottom.
On the western side of Estepona, between the hospital and the beach, with the marina a few minutes east.
Work is already under way on site, so this is an off-plan purchase with part of the building standing. The developer’s own contract terms say the money you pay during construction is guaranteed by a bank or an insurer and held in a separate account until the deed is signed. No handover date is published yet.
With a build already out of the ground that means going to the site with you to see what has actually been done, reading the guarantee on your payments before any money moves, and checking the finished home against the written specification before you take the keys.
