Buying this as a new build
Every house here is finished, so the purchase runs on a short timetable. You reserve with €10,000, then sign the private purchase contract within 15 days and pay 20 per cent of the price, with the reservation counted towards it. The balance is due at the notary within 30 days of the contract, or within 60 days if you are taking a mortgage. IVA, the Spanish VAT, is added to each payment at 10 per cent.

Many of these houses share a floor plan, so the differences that matter are where each one sits, what its terrace looks onto and whether it has a solarium on the roof. I walk the development with you to compare them, give you a straight view of what the one you prefer is worth, negotiate on your behalf, and go back through the house with you before the deed is signed.
