The western edge of town, between the beach, the coast road and the hospital.
La Gaspara is at the western edge of Estepona town, between Guadalobón beach and Costa Natura. The seven new developments on this page stand on the slope on the inland side of the A-7, with the beach a short walk or drive down and the town’s hospital a few minutes along the road. Five of the seven are by the same developer, AEDAS Homes, and four carry its Zenity name.
Estepona old town is 10 to 14 minutes by car and the marina seven to nine, so the town is close without being on the doorstep. The supermarkets are on the coast road below, Valle Romano rises on the slopes behind, and the two developments recorded as Arroyo Enmedio, next door to the west, are listed on the Estepona Golf page.

What I actually know about La Gaspara
- Seven new developments are on file for La Gaspara, with starting prices from €486,000 to €1,625,000 on the developers’ lists in October 2026. Three are finished and four are under construction.
- Idealista does not publish a separate line for La Gaspara. Estepona as a municipality averages €4,307/m² in 2026. The cheapest homes in the new developments here work out between €3,450 and €6,921 per square metre.
- AEDAS Homes builds five of the seven, the four Zenity developments and Azure. Sunset Bay is by Culmia and One Estepona by PTN Abar.
- All seven are on the inland side of the A-7. Sunset Bay is a nine-minute walk from the beach and One Estepona a twelve-minute one, and the Zenity developments are three or four minutes by car from Guadalobón beach.
- The town’s tourist office lists Guadalobón beach under La Gaspara and describes it as quiet all year, with a view back along the coast to Estepona. The small cove in front of Costa Natura, to the south-west, is the town’s naturist beach.
- Playa del Cristo, a sheltered cove of 680 metres that the town recommends for children, is beside the marina, which is seven to nine minutes by car.
- The town’s public hospital, the Hospital de Alta Resolución de Estepona, is four or five minutes by car. Its emergency department has been open since July 2022, and its laboratory and radiology have worked around the clock since December 2025.
- The developer of Sunset Bay puts Estepona’s bus station nine minutes away and the old town 20 minutes by bus. By car the old town is 10 to 14 minutes and Puerto Banús 22 to 24.
- Sotogrande is 20 to 27 minutes by car, Gibraltar airport 40 to 42 and Málaga airport 50 to 66. The Estepona schools in the international schools guide are in the town or east of it, and Sotogrande International School is in Sotogrande.

Worth knowing about La Gaspara.
The coast road is between you and the sand.
Every development here is on the inland side of the A-7, so the walk to the beach means getting across it. None of this is frontline property, and the walking times the developers give, nine minutes from Sunset Bay and twelve from One Estepona, are worth testing. Walk the route yourself, at the hour you would use it.
One of the nearest beaches is naturist.
The small cove in front of Costa Natura is Estepona’s naturist beach, and on its developer’s figures it is the nearest beach to Azure. Guadalobón, to the east, is not naturist, and the town describes it as quiet all year, and Playa del Cristo by the marina is the sheltered one for children.
One developer sets the pattern.
Five of the seven are AEDAS Homes, built as neighbouring phases, so choosing between them is mostly about the phase, the floor and which way the terrace faces: south-west at Zenity Blau II, south-east at Zenity Indigo, towards the sunset at Azure. The finished phases have little left. The price lists on file show one home at Zenity Blau I and one at Azure, so the choice there is that home or the next phase.
It is a building site for now.
Four of the seven are under construction, One Estepona with handover due in the first half of 2027, and more new blocks are going up between here and the hospital. Expect building work around you for a few years. Zenity Blau I, Azure and Zenity Indigo are finished, so you can stand in the actual home, and the checks before you take the keys can be made before you commit.
Close to town, not in it.
The old town is 10 to 14 minutes by car, and Sunset Bay’s developer puts it 20 minutes by bus, so this is not a place to walk into the centre from. The hospital, the supermarkets on the coast road and the beach are the things within easy reach.
The same money buys very different space.
Azure’s cheapest home is a two bedroom apartment of 155 m² at €535,000. One Estepona’s is a two bedroom of 84 m² at €525,000. The price is almost the same and the space nearly double, and the difference is what comes with it. One Estepona shares a heated 26.5-metre pool, a 100 m² gym and a security booth, and someone pays to run them. Ask for both community budgets, and see what a community fee pays for, before you choose.

What it costs, and what it costs to hold
The new developments on file for La Gaspara start at €486,000 for a two bedroom apartment at Sunset Bay, and five of the seven start between €486,000 and €535,000. Zenity Indigo starts at €623,000 and the villas at Zenity Cyan at €1,625,000, a price that includes VAT. Per square metre, the cheapest homes run from €3,450 at Azure to €6,921 at Zenity Cyan.
A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all, which on a €500,000 apartment is €60,000 to €70,000. Zenity Cyan’s price already has the VAT in it, so compare it with care. Then the annual side: IBI to Estepona town hall, rubbish collection and the community fee, which in a gated development with a gatehouse, several pools and a gym is the figure to check first.
Starting prices and €/m² figures are from the developers’ price lists on file in October 2026, cheapest home in each development, before VAT except for Zenity Cyan, whose €/m² is worked out without it. The Estepona municipal average is idealista’s 2026 figure, as used on the areas page.
What La Gaspara costs, development by development.
There is no idealista line for La Gaspara, because idealista does not split Estepona into districts. In its place, here is every development on file, priced per square metre on the cheapest home on its list, dearest first, with the Estepona municipal average as the yardstick. Zenity Cyan’s price includes VAT, so its figure is worked out without it to keep the column like for like.
The two finished phases at the bottom are the lines I would look at hardest. Azure and Zenity Blau I come in under the municipal average per metre because their cheapest homes are large, 155 m² and 136 m², and both are built, so there is nothing to wait for. The lists on file carry one home at each, so the real comparison is between that home and the next phase going up beside it.
What each rung of the ladder looks like.
These are the starting prices of the seven new developments on file for La Gaspara, from the developers’ own price lists, cheapest first. Five of them sit within €50,000 of each other, between €486,000 and €535,000.

Looking for a buyer’s agent in La Gaspara?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and La Gaspara sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk La Gaspara myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. lowest new-build starting price is €486,000. When an asking price ignores that, I’ll tell you.
- Local, not general. 7–9 min to Estepona marina by car — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
