Buying property in Valle Romano.
A golf estate on the hills west of Estepona town, with an 18-hole course, the town’s public hospital at its foot and four new developments from €321,000. The town centre is 10 to 16 minutes by car.
A golf estate on the western edge of Estepona.
Valle Romano is the golf estate on the hills west of Estepona town, built around an 18-hole course designed by Cabell B. Robinson. Its streets climb from the coast road, with apartment developments on the lower and middle ground and villas at the top, and most of the developments face south towards the sea. Estepona’s public hospital is at the foot of the estate, and so is a school that teaches from infant classes to the end of secondary.
Four of the developments on this site are here: the two phases of Etherna Homes beside the golf course, Mãla Kai near the coast road, finished and ready to move into, and Villas Monte Palatino, five villas planned for the highest part of the estate. One higher-value villa is for sale here as well, listed below with the rest of the luxury property. Estepona Golf, a separate estate with its own course, is further west.

What I actually know about Valle Romano
- Four new developments are on file for Valle Romano, with starting prices from €321,000 to €1,590,000 before VAT on the developers’ lists in October 2026. One is finished, one is under construction and two are selling before building starts.
- Idealista does not publish a separate line for Valle Romano. Estepona as a municipality averages €4,307/m² in 2026. The cheapest homes here work out between €2,691 and €4,947 per square metre, but three of the four lists count extra space in the built area, so the lowest rates are lower than a like-for-like measure would give.
- Valle Romano golf is an 18-hole course designed by Cabell B. Robinson, on Calle Villa Borghese. The Etherna Homes buildings are along the edge of it, and Azata golf is 6 to 8 minutes by car from them, Doña Julia 12 to 13 and Estepona golf 12 to 14. The golf homes guide compares the courses along the coast.
- Estepona’s public hospital, the Hospital de Alta Resolución de Estepona, is on Calle Irene Villa González at the foot of the estate, with an emergency department. It is part of the Hospital Costa del Sol in Marbella, and the guide to hospitals on the coast sets out what each one offers.
- The town bus E-2 runs daily from Avenida Juan Carlos I in Estepona to the hospital and on to Bermuda Beach, eight times a day on the timetable valid from February 2025.
- Colegio Juan XXIII, a privately run school with state-funded primary and secondary places, is on Calle José Nadal at the foot of the estate and teaches from infant classes to the bachillerato, the final school years before university.
- Mãla Kai, at the lower end of the estate, has shops, cafés and a pharmacy a minute’s walk away, by the developer’s figure.
- Guadalobón beach is nine minutes by car from Villas Monte Palatino, at the top of the estate. The town’s tourist office describes it as quiet all year, with a view back along the coast to Estepona.
- Estepona marina is 12 to 14 minutes by car, Sotogrande 24 to 28, Puerto Banús 30 and Marbella 30 to 33. Gibraltar airport is 45 to 50 minutes, and Málaga airport 65 to 71.

Worth knowing about Valle Romano.
The low figures per metre are partly the measuring.
Etherna Homes works out under €3,000 a metre and Villas Monte Palatino under €2,700, well below the Estepona average. Some of that is the price and some is the tape measure. Etherna’s built areas include a share of the pool, the gym and the shared parts. Monte Palatino’s 591 square metres count the basement, the terraces, the pool and the roof terrace, around rooms of about 168 square metres. I compare the rooms you will live in, then the price.
Buy in the first phase and the second is built next door.
Etherna Homes, the first phase, is due in 2026, and Etherna Homes II is planned beside it for May 2028, sharing the same gatehouse. Owners in the first phase will live beside a building site until the second is finished. Buyers in the second phase move in next to a finished neighbour.
An estate, not a town.
Apart from the hospital, the school and the shops near Mãla Kai at the lower end, Valle Romano is homes and a golf course. Higher up, everything is a drive, and Estepona’s old town is about a quarter of an hour. Spend an evening at the top of the estate out of season before you choose it over the bottom.
The sea is a view from here, and the beach a drive.
The developments face south over the golf course towards the sea, and how much of it a home sees depends on its floor and what stands in front of it. I check that on the plans and on site, and the sea view guide explains what a view adds to the price. From the top of the estate, about two kilometres inland, Guadalobón beach is nine minutes by car.
This is the far side of Estepona from Málaga.
Málaga airport is 65 to 71 minutes by car from here, and Puerto Banús half an hour. Gibraltar airport is nearer, at 45 to 50 minutes, and Sotogrande about 25. If you will be flying in and out often, time the airport run before you commit.
The finished option is four penthouses.
Mãla Kai is the one development here you can walk round today, and the homes left on its list in October 2026 are four three bedroom penthouses, each with a roof solarium and a hot tub. Everything else is a plan or a building site. A penthouse has its own things to check, from the roof to its share of the community costs.

What it costs, and what it costs to hold
The new developments on file for Valle Romano start at €321,000 for a two bedroom apartment at Etherna Homes II and €332,000 in the first phase beside it, both with a garage space and a storeroom. The finished penthouses at Mãla Kai start at €725,000, and the villas at Monte Palatino at €1,590,000, all before VAT. The one higher-value home for sale on the estate, a newly built four bedroom villa, is €2,195,000.
A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. On a €330,000 apartment that is roughly €40,000 to €46,000 more. Then the annual side: IBI to Estepona town hall, rubbish collection and the community fee, which on a gated development with a pool and a gym is worth reading from the budget rather than the brochure.
Starting prices and €/m² figures are from the developers’ price lists on file in October 2026, cheapest home in each development, before VAT. The Estepona municipal average is idealista’s 2026 figure, as used on the areas page.
What Valle Romano costs, development by development.
Idealista does not split Estepona into districts, so there is no asking-price line for Valle Romano. The developers’ price lists stand in for it, worked out per square metre on the cheapest home in each development, dearest first, with the Estepona municipal average for scale. Read the lower lines with the measuring in mind.
The two Etherna lines are the ones to look at first: a two bedroom apartment beside a golf course, with parking and a storeroom, from €321,000, twelve to fourteen minutes from Estepona marina. On a like-for-like measure the rate would be higher than the table shows. Even so, the starting price at Etherna Homes II is the second lowest of any new development on file in Estepona, and the first phase is not far behind.
What each rung of the ladder looks like.
These are the starting prices of the four new developments on file for Valle Romano, from the developers’ own price lists, cheapest first and before VAT. The villa for sale on the estate is listed further down.

Looking for a buyer’s agent in Valle Romano?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Valle Romano sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk Valle Romano myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. lowest new-build starting price is €321,000. When an asking price ignores that, I’ll tell you.
- Local, not general. 10–16 min to Estepona town centre by car — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
