Parking and storage
Every home comes with a parking space and a storage room.
Torre del Mar averaged €3,448 a square metre on idealista’s asking prices for August 2026, the highest on their record and 11.2 per cent up over the year. That figure spans the seafront at €3,903 and Viña Málaga inland at €2,560, so where a home sits in the town matters more here than the town average suggests.
What is being built
Aquamar sits on the inland edge of Torre del Mar, in the grid of newer streets above the seafront, where the buildings are low and the ground is flat enough to walk. The scheme runs to 131 homes across two phases, all of them one or two bedroom, each with a terrace off the living room and a parking space and storage room below. The top floor homes take a private roof terrace instead, large enough for a dining table and a seating area, looking over the rooftops to the sea on one side and the Axarquía hills on the other. The two phases share the grounds between them, which hold a saltwater pool with its own toilets and planted gardens inside a gated perimeter.
Shared between the 131 homes
A pool treated with salt rather than chlorine tablets, with shared toilets beside it, used in common with the first phase.
Planted gardens inside the gated grounds.
Parking and a storage room in the basement and on the ground floor, behind a motorised door, with ducting left for electric car charging.
Solar panels feeding the building’s own electricity use, and LED lighting in the shared areas.
Lifts to every floor and communal letterboxes in the entrance hall.
The specification
What comes with every home.
Structure and insulation
Reinforced concrete foundations, basement walls and frame. The outer walls are brick with insulation and a cavity behind a single-coat render, and the walls between homes use a sound-absorbing brick with acoustic insulation in the floors as well. The roof is insulated and waterproofed, laid to gravel over the plant and finished as a private roof terrace on the top floor homes.
Floors and tiling
Porcelanosa wood-effect vinyl through the whole home with a white skirting, and tiled bathrooms. Walls and ceilings are plastered and painted, with plasterboard ceilings in the bathrooms, kitchen and hallways and a removable panel where the air conditioning unit sits. The entrance halls are panelled with mirrors and LED lighting, and the internal stairs are natural stone.
The kitchen
Fitted units with a porcelain worktop carried up the wall behind the hob, an oven, an extractor hood and a sink with the tap fitted, and connections for a washing machine and a dishwasher.
The bathrooms
Vitrified china sanitaryware with acrylic resin shower trays, chrome single lever taps and dual flush cisterns.
Windows, doors and wardrobes
White lacquered aluminium or PVC window frames on sub-frames, double glazed, with compact roller blind boxes in every bedroom. An armoured entrance door with a security lock and a wide-angle spyhole, white internal doors, and lined fitted wardrobes in the bedrooms, or a dressing room off the main bedroom in the layouts that have one.
Heating, cooling and hot water
Ducted air conditioning to the living room and every bedroom, and an individual air-source unit for the hot water. The bathrooms and kitchen have mechanical ventilation.
Electricity and telecoms
Fibre optic broadband to the entry point and the living room, with television and network points in the living room and every bedroom, a shared aerial set up for digital television and radio, and a video entry phone.
A private roof terrace on one of the top floor homes, with a dining table and a seating area above the rooftops.
AA is the top of the Spanish scale, which runs from A down to G. The developer states it as the rating for the finished building in the written specification.

This is being sold off plan while the second phase goes up. A reservation of €3,300 holds the home, a percentage follows on the private contract, and the rest is staged through the build, either monthly or in a small number of larger payments depending on whether you are resident in Spain. The building carries the ten year structural insurance Spanish law requires.
That means reading the licence and the guarantee behind your stage payments before anything is transferred, and working out with you which side of the building a home sits on, since the outlook differs a good deal between the sea side and the hill side.

Worth asking: which homes come with the private roof terrace, and whether the dressing room off the main bedroom is standard in the layout you like. I’ll put both to the developer on your behalf.
