Asking prices in Torrox averaged €3,123 a square metre through 2026 on idealista, the lowest of any town along this coast. The rate above reads higher than that because the developer counts 73.74 square metres of built area, and that figure is what lies inside the walls and nothing else. The same home also has 14.42 square metres of covered terrace and 65 square metres of private garden, and it comes to 155.63 square metres once its share of the communal parts is added. Sea Views is 111 homes on a terraced plot above the coast road. Every one of them is the same inside: two bedrooms, two bathrooms, 73.74 square metres of built area and 14.42 square metres of covered terrace. What changes from one to the next is the ground outside it. The homes on the lowest level open onto a private garden, and because the plot falls away steeply, some of the first-floor homes have gardens of their own as well. The floors in the middle have the covered terrace and nothing else. The homes on the top floor are penthouses, with a solarium above the living space of either 32.97 or 45.35 square metres. A numbered garage space belongs to every home and sits inside the price. Torrox granted the building licence in July 2025 and work started on site in the last quarter of that year.

The buildings are going up now, so a buyer here is reading drawings and standing on a plot rather than walking through a finished flat. Tax comes on top of the figures quoted. A newly built home in Andalucía attracts IVA of ten per cent, and stamp duty of 1.2 per cent after that. Anything handed over ahead of completion belongs in its own account, backed by a guarantee, and the seller keeps the policy and the account certificate on file. Neither a payment schedule nor a handover date has been published, and both belong in writing before you sign.
Every home here is the same size inside, which makes the comparison an unusually clean one. The choice is what sits outside the walls and how high up it is. So the work is laying the gardens, the terraces and the solariums next to each other at their prices, and reading what each one actually looks out on from the plot rather than from the drawings. The rest of it is the timetable and the money. I get the guarantee behind each payment and a handover date in writing before you commit to anything.

Ask for a handover date in writing, because nothing the developer publishes carries one. Ask for the energy certificate, since the homes are described as running on solar and aerothermal energy but no rating has been given. Ask what it costs to fit the air conditioning, because the ducting is built in and the machinery is not. Ask too for the garden measurement on the specific home, because the figures the sales material quotes and the ones on the availability list are not the same.
