Vélez-Málaga averaged €2,188 a square metre on idealista’s asking prices for August 2026, up 25.4 per cent over the year and the highest on their record for the town. Torre del Mar, the coastal part of the same municipality, asks €3,448. This scheme is in the town rather than on the coast, and the starting price follows the town figure.
What is being built
Ambar Homes is 65 homes on one of the plots laid out as Vélez-Málaga has spread south towards the coast, so the streets around it are new, wide and already served by schools, shops and buses. The homes come in one, two and three bedroom layouts, each with a terrace, a parking space and a storage room, and the ones on the top floor take a private roof terrace of their own. Inside, the main rooms are laid with wood-effect vinyl over an acoustic layer and the bathrooms are tiled, with ducted air conditioning and an air-source unit for the hot water in every home. The grounds are gated and hold a saltwater pool with its own toilet, planted gardens and a play area for children.

Structure and insulation
Reinforced concrete foundations, walls and frame, designed from the ground survey and checked as they go up by an independent technical inspector. The outer walls are solid brick with thermal and acoustic insulation in the cavity and an inner brick leaf under render. The walls between homes are doubled, using a sound-absorbing brick to meet the acoustic standard, and the roofs are insulated and waterproofed, laid to gravel over the plant areas and finished as a private roof terrace on the penthouses.
Floors and tiling
Porcelanosa wood-effect vinyl through the main rooms over an acoustic layer, with a white vinyl skirting, and ceramic tiling in the bathrooms. Walls and ceilings are plastered with a perlite mix that improves the insulation, then painted, with removable ceiling panels where there is equipment to reach. The entrance lobbies are panelled with mirrors and LED lighting, and the internal stairs are natural stone.
The kitchen
Fitted wall and base units, with an induction hob, an electric oven, an extractor hood and a sink with the tap fitted.
The bathrooms
Vitrified china sanitaryware with acrylic resin shower trays, chrome single lever taps and dual flush cisterns.
Windows, doors and wardrobes
White PVC or aluminium window frames with double glazing and a trickle vent, meeting the current standard for both heat loss and outside noise, and compact roller blind boxes in every bedroom. An armoured entrance door with a security lock and a wide-angle spyhole, white internal doors with a routed pattern and chrome rose handles, a privacy lock on the bathrooms, and lined fitted wardrobes.
Heating, cooling and hot water
Ducted air conditioning on a heat pump, giving both heating and cooling, with an individual air-source unit for the hot water. The bathrooms and kitchen have forced ventilation to keep the air moving and the humidity down.
Electricity and telecoms
Fibre optic broadband to the entry point and the living room, with television and network points in the living room and every bedroom, and a video entry phone at the gates into the grounds.

AA is the top of the Spanish scale, which runs from A down to G. The developer states it as the rating for the finished building in the written specification.

This is being sold off plan, ahead of construction starting. A reservation of €5,500 holds the home, a percentage follows on the private contract, and the rest is staged through the build, either monthly or in a small number of larger payments depending on whether you are resident in Spain. Handover is set for the first quarter of 2028, and the building carries the ten year structural insurance Spanish law requires.
That means checking the licence and the guarantee behind your stage payments before anything is transferred, and going through which way a home faces and how high up it sits, since the plot is open on its western side and that is where the long views are.
