Rincón de la Victoria averaged €3,545 a square metre on idealista’s asking prices for August 2026, the highest on their record and 13.4 per cent up over the year. Its dearest stretch, Playa del Rincón, was €3,910. The rate above is higher than either, which is what a beachfront new build asks against a municipality whose stock is mostly older and mostly set back from the sand.
