The place, plainly

The next town east of Málaga, along the shore and up the hills behind it.

Rincón de la Victoria is the municipality on the coast east of Málaga, about twelve kilometres from the city. It is a string of places along the shore, La Cala del Moral, Rincón de la Victoria itself and Torre de Benagalbón, with the village of Benagalbón inland. The town hall counts 7,700 metres of coast, the cliffs at El Cantal included, and the old tunnels along the shore were cut in 1908 for the railway from Málaga to Vélez-Málaga.

Six of the developments on this site are here. Four are on the hills behind Torre de Benagalbón, at the eastern end of the town, looking out to sea. One is on the front at Benagalbón and one is a single villa at Añoreta Golf. There is no railway, so the town runs on the car and the bus, and Málaga city centre is 20 to 29 minutes by car from the new developments. The city’s own eastern seafront, Pedregalejo and El Limonar, starts at nearly three times the price for new building.

What I actually know about Rincón de la Victoria

  • Six new developments are on file, with starting prices from €335,000 to €1,200,000 on the developers’ lists in October 2026. Two are finished, two are under construction and two are selling before building starts.
  • This site holds no idealista figure for Rincón de la Victoria. The cheapest home in each development works out between €2,598 and €5,607 per square metre. The nearest idealista figure the site publishes is Málaga’s 2026 average, €3,937/m².
  • The town hall lists three beaches: Rincón de la Victoria, 2,500 metres long, La Cala del Moral, 1,500, and Torre de Benagalbón, 3,500. The town hall gives the Junta de Andalucía’s rating for its bathing water as excellent, with lifeguard and first-aid posts along the coast.
  • Almara Residences is four minutes on foot from the seafront at Benagalbón, and Idilia Aire eight from Playa Los Claros. The developments higher up are three to ten minutes from a beach by car.
  • There is no railway. The coast’s only line runs west from Málaga. Consortium buses run into Málaga, lines M-160, M-161 and M-163 among them, with the M-168 at night, and the town’s own Rinconbus links its districts.
  • Añoreta Golf, the first course in the Axarquía, has 18 holes, par 72, designed by José María Cañizares. Idilia Terram and Idilia Meraki are twelve minutes from it by car, and Vistamar Acapulco is beside it.
  • The Cueva del Tesoro, which the town describes as the only cave of marine origin open to visitors in Europe, is ten minutes by car from Idilia Aire.
  • Rincón has four public health centres, one of them on Avenida de la Axarquía in Torre de Benagalbón, and a private Vithas medical centre open on weekdays. For a hospital and a 24-hour emergency department, it looks to Málaga.
  • By car from the new developments, Málaga city centre is 20 to 29 minutes, the airport 23 to 36 and María Zambrano station 25 or 26. Torre del Mar is 19 minutes from Idilia Terram, and Marbella about 50 from Victoria Hills.

Before you commit

Worth knowing about Rincón de la Victoria.

01

Most of the new building is up the hill.

Four of the six developments are on the slopes behind Torre de Benagalbón, two of them in Los Jarales, and the view out to sea is the reason they are there. From most of the hill, the beach, the shops and the school run start with the car. Almara Residences, on the front at Benagalbón, is the one where the sea is four minutes away on foot.

02

There is no train, so test the drive.

Málaga’s commuter trains run west and inland from the city, not east along this coast, so from here it is the car or the bus. The consortium lines and the town’s Rinconbus cover the districts, and the developers’ drive times to the city, 20 to 29 minutes, are the times to test at the hour you would actually make the journey.

03

Two are finished, and that changes the decision.

Idilia Terram and Idilia Meraki are complete, so you can stand in the home you are buying, see the view from the actual floor and move in once the deed is signed. The other four are being built or are selling before building starts, with handovers from April 2027 to the third quarter of 2028 where a date is given.

04

The townhouses are the value per metre.

Idilia Meraki’s four bedroom townhouses, finished, start at €695,000 for 267 square metres, €2,598 per square metre, the lowest on file here and about two thirds of Málaga’s average. The apartments around them work out at €4,019 to €4,876. Ask what the built area includes, because a basement or a roof terrace counts differently from a living room.

05

The hills are still being built.

The slopes behind Torre de Benagalbón are still being built out, and the developers’ own photographs show new roads and building work around the plots. A finished development avoids living beside a site, and a view that runs over an empty plot may not last. What can be built in front of a sea view is a check to make before the reservation, not after.

06

Asking is not achieved.

This site holds no idealista figure for the town, so every price on this page is a developer’s own starting price. Those rarely move, though the parking, the extras and the payment stages often do. On a resale in the older parts of town, the last sold prices in the same street are the figure that counts, and that is the figure I go and find.

The arithmetic

What it costs, and what it costs to hold

The six new developments on file start at €335,000 for a one bedroom apartment on the front at Benagalbón and €360,000 for a two bedroom apartment at Victoria Hills. Three bedroom apartments at the finished Idilia Terram start at €450,000, four bedroom townhouses at Idilia Meraki at €695,000, and the single villa at Añoreta Golf is €1,200,000. On the cheapest home in each, the new building works out between €2,598 and €5,607 per square metre.

A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead, about 10 to 11% in all. Then the annual side: IBI to Rincón de la Victoria town hall, rubbish collection and the community fee, which for a development with a pool and gardens on a slope is the number to ask for in writing.

Starting prices and €/m² figures are from the developers’ price lists on file in October 2026, cheapest home in each development. The site holds no idealista figure for Rincón de la Victoria, so Málaga’s 2026 average, as used on the areas page, is shown for scale.

In context

What the new building costs, development by development.

This site holds no idealista figure for Rincón de la Victoria. What it holds is the developers’ own starting prices for every development in the town, worked out per square metre on the cheapest home in each. Dearest first, with the Málaga city average for scale. That is idealista’s 2026 figure for the city next door, not for Rincón.

Málaga (idealista, 2026)The Málaga city average, resale asking prices, for scale.€3,937
Idilia MerakiFinished four bedroom townhouses, the lowest price per metre on file here.€2,598

The Idilia Meraki line is the one to look at hardest. It is finished, it has four bedrooms, a garden and a roof terrace, and per metre it costs about two thirds of the Málaga average. The apartments above it in the table cost more per metre than the city’s average asking price, which is the price of being new, on the coast and looking at the sea.

Are there new-build penthouses in Rincón de la Victoria?

Working for the buyer

Looking for a buyer’s agent in Rincón de la Victoria?

That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Rincón de la Victoria sits inside the stretch of coast I cover, Estepona to Nerja.

  • Viewings you don’t have to fly for. I walk Rincón de la Victoria myself and report back straight — including the places that aren’t worth your trip.
  • A price sense you can hold me to. lowest new-build starting price is €335,000. When an asking price ignores that, I’ll tell you.
  • Local, not general. 20–29 min to Málaga city centre by car — the kind of detail that decides a street, and only shows up on the ground.
  • The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
