The lowest-priced home, a three-bedroom apartment on the ground floor, works out at €10,147 per built square metre. Marbella as a whole averages €5,956 a metre on 2026 asking prices, taking in older flats in town as well as new homes, so a small new building on a golf course at Cabopino sits well above it. What is being built
Aruna is a small scheme of 12 apartments and penthouses, set on a slope beside the Cabopino golf course a short walk from the clubhouse. The homes have three or four bedrooms, most of them with their own bathroom, and the terraces look out towards the sea. The grounds hold two salt-water pools, gardens, a gym, a social club and a coworking room, all inside a gated and fenced site with parking underground.

What comes with every home.
Heating, cooling and hot water
Underfloor heating that runs on water throughout the home, ducted air conditioning with each room controlled on its own, and hot water from an aerothermal system, an electric heat pump that takes its heat from the outside air.
Kitchen
Handed over fitted, with a very thin porcelain worktop, a sink set beneath it and a tap for filtered water. Miele appliances or equal are built in behind matching panels: induction hob, combined oven and microwave, dishwasher and fridge. A washer-dryer goes in the laundry.
Floors, walls and ceilings
Large porcelain tiles, about 75 cm square, in the living areas, and non-slip porcelain on the terraces, gardens and roof terraces. Walls are painted smooth, with false ceilings carrying LED lighting and a strip of LED light around the edge of the bedrooms.
Bathrooms
Porcelain on the walls, vanity units, mirrors lit from behind, Hansgrohe taps and Laufen sanitaryware or equal, and a wall-hung toilet in the main bathroom. Almost every bedroom has its own bathroom.
Windows, doors and wardrobes
Aluminium or PVC frames with a thermal break, an insulating strip that stops the cold crossing the frame, double glazing, and electric shutters in the bedrooms. A reinforced entrance door, and fitted wardrobes with a shelf, a rail and drawers.

Building is under way, and handover is estimated for the second quarter of 2027. The developer asks for €11,000 to reserve, 30% at the private contract less that sum, 10% six months later and 60% at the deed. IVA is added to each payment and to the price shown here.
