The lowest-priced home, a three-bedroom apartment on the ground floor, works out at €7,008 per built square metre. That is about half as much again as the €4,623 a square metre that idealista’s August 2026 asking prices give for Elviria and Cabopino, and above the €5,956 for Marbella as a whole. Both averages take in older homes. This apartment is newly finished, with 82 square metres of covered and open terrace and a private garden of about 19 square metres. The price table for the area is on the Marbella & the Golden Mile page.

What is being built

Marbella Sunset is a finished development of white apartment buildings with wide terraces, set in gardens a few hundred metres from the Cabopino golf course. This apartment is on the ground floor. A hall leads into a living room, dining area and kitchen of about 45 square metres, with large windows opening onto a covered terrace. There are three bedrooms, the largest about 21 square metres, with two bathrooms and a guest toilet. Outside, the covered and open terraces come to 82 square metres, a private garden lies beyond them, and the apartment has direct access to one of the two pools.

The specification

What comes with every home.

Floors

Porcelanosa tiles throughout, laid over sound insulation inside the home. The terraces and other outside floors, the bathrooms and the kitchen have non-slip tiles from the same maker.

Home automation

A Free@home system controls the whole home. It dims the lights in the living room and the main bedroom, turns everything off from a single switch and works the electric blinds together. It has sensors for water leaks in the bathrooms and the kitchen, a smoke detector in the kitchen, and a screen with controls by the front door. It can be worked from a phone, a tablet or a computer.

Kitchen

Fitted by the kitchen maker BD, with Siemens appliances. The kitchen, living room and dining area share one open room of about 45 square metres.

Bathrooms

Two bathrooms and a guest toilet, all fitted by Porcelanosa, with toilets fixed to the wall and matching taps and accessories.

Windows and doors

Large windows open the living room onto the terrace. The front door is faced in upright strips of iroko wood, or similar, in a dark wengé colour, with a lock that bolts at several points and hidden hinges that resist being forced. The bedroom doors come in one of two finishes, a textured wood veneer or smooth white lacquer with hidden hinges.

Buying this as a new build

This is the first sale of a newly built home, so VAT (IVA) at 10 per cent is added to the €1,150,000, along with AJD, the stamp duty paid on the deed. Nothing remains to be built, so the purchase can go to the notary as soon as your lawyer has finished the checks on the home and the building.

An estimate, at the rates in the cost guide. The lawyer’s, notary’s and land registry fees vary with the price and the deed, and a mortgage adds the bank’s own costs.

My part is a straight look at the home and its price. We view the apartment together and check the sun and the outlook from the terraces and the garden. I set the price against other ground-floor apartments with gardens for sale around Cabopino and Calahonda, and negotiate on your behalf.
