Asking prices in the Río Real and Los Monteros district averaged €5,531 a square metre on idealista in August 2026, a little over half this figure. Only the built area of the home itself is counted, so its garden of 137 square metres, its terrace of 66 square metres and the parking space all come on top. Royal River is a group of apartments and penthouses planned for the Río Real golf estate, east of Marbella town. Most of the homes have three bedrooms and three bathrooms, and there are two bedroom homes as well. Homes on the ground floor have gardens of their own. At the top of the building, the penthouses have terraces of up to 228 square metres and a private pool. The floors are heated by an air-source heat pump, a unit that collects heat from the outside air, and every kitchen is delivered fitted with its appliances. Lifts run from the basement garage to the roof. The shared grounds hold an outdoor pool with a solarium, a gym, a spa and sauna, and landscaped gardens.
Shared between the homes
Underfloor heating and hot water come from an aerothermal heat pump, which takes its warmth from the outside air instead of burning gas. Climate control reaches every room apart from the bathrooms and the hallways.
Delivered fully fitted, with a ceramic hob, an extractor hood, an oven, a microwave, a dishwasher, a washing machine and a sink.
Porcelain floor tiles by Porcelanosa, or a similar make, in every room, with a non-slip porcelain on the patios and terraces. Walls are painted smooth and ceilings white. The bathroom walls are tiled.
White porcelain basins and toilets by Porcelanosa or similar. The toilets have a dual flush and a lid that closes slowly. Single-lever taps are fitted with aerators, which mix air into the water so that less is used.
Lacquered aluminium or PVC frames with a thermal break, an insulating strip through the frame that stops heat and cold crossing it, and double glazing. Slatted blinds roll into insulated boxes, and the terrace railings are laminated glass. The front door is reinforced, with a three-point lock. Inside doors are solid wood, and the fitted wardrobes have white lacquered doors.
A home automation pack with a control unit, a sensor on the front door, a temperature sensor and control of the living room lights. A video entry phone with a screen inside the home, television, telephone and data points, and LED lights outside that switch on as you approach.
Walls inside each home are plasterboard with sound insulation. The walls between one home and the next, and between the homes and the shared areas, are brick, built to the sound standard in the Spanish building code.
On the Río Real golf estate in the east of Marbella, next to the course, a few minutes by car from the beach at Los Monteros.
A reservation of €25,000 holds the home and counts towards the first payment, 30 per cent of the price including IVA, made on signing the private purchase contract. The remaining 70 per cent falls due only when the deed of sale is signed at handover, estimated for the second quarter of 2028. Each price includes a parking space in the basement garage.
What the lowest-priced home costs in full
An estimate, at the rates in the cost guide. The lawyer’s, notary’s and land registry fees vary with the price and the deed, and a mortgage adds the bank’s own costs.
The price list gives two areas for every home, and only the smaller one is the home itself, so the first step is to set those figures and the terraces side by side with you. After that I compare the homes you like with other new apartments around Río Real and Los Monteros, give you my honest view of each price, and negotiate on your behalf.
