For comparison, idealista’s asking prices for August 2026 put the Elviria and Cabopino district of Marbella at €4,623 a square metre, a figure that covers every home advertised there, new and old. A square-metre price also ignores what each house here has outside: a private infinity pool, and about 100 to 135 square metres of terraces, porches and garden. The Valley is 23 townhouses on a sloping site in Elviria, split in two by a stream and joined across it by a footbridge. The houses are built into the slope. Each has three bedrooms, every one with its own bathroom and dressing room, and a built area of about 180 to 200 square metres, with an infinity pool in its garden. A pale band of solid surface, a smooth moulded material, winds along the edges of the terraces from one end of the development to the other. The shared grounds have a residents’ gym, a yoga and wellness space, two pools, a separate pool for children and a play area.

The bathrooms have one wall finished in natural stone from floor to ceiling, a stone-topped basin unit with the taps set into the wall, and wall-hung toilets by Villeroy & Boch. The shower floors are the same natural stone as the rest of the floor, the main bathroom has a freestanding bath, and the bathroom floors are warmed by electric underfloor heating.
Natural stone floors in large pieces, 120 centimetres square, run through the house and continue onto the porches and around the pool. The walls are finished in Microcal, a lime-based plaster.
Technal aluminium windows with hidden hinges and handles, and double glazing coated to keep out the heat of the sun. The front door is teak and 3 metres tall, and the doors inside have an oak veneer and are 2.5 metres tall.
Ducted air conditioning by Mitsubishi, or a make of the same standard, heats and cools each room separately. Warm water running beneath the floors provides the main heating, and the hot water for the taps and showers comes from an aerothermal system, which extracts heat from the outside air.
KNX, a widely used home automation system, controls the lighting, the heating and cooling, the blinds and the curtains. The garden lighting and the watering run on timers, and there is a video entry phone at the street gate.
Every house has an infinity pool of its own, made in concrete, with steps down into the water, underwater lights and a saltwater cleaning system. The garden around it has a lawn and trees, watered automatically.
Each of the three bedrooms has its own bathroom and dressing room, and there is a separate guest toilet. The fitted wardrobes are lacquered.

In the hills of Elviria, on the east side of Marbella, off Avenida Dama de Noche and close to the Santa María golf course.
The houses are being sold off plan, from the drawings, the written specification and the developer’s images, and the developer has not yet given a handover date. Reserving a house takes a payment of €25,000. After that, 25 per cent of the price is paid at the private purchase contract, a further 25 per cent six months later, and the remaining 50 per cent when the deeds are signed before a notary. Every price shown here is before IVA, which is charged at 10 per cent.
The houses sit at different heights on the two sides of the valley, so we set their plans side by side before you choose. I then work through the private purchase contract with you, so that its terms protect you as the buyer. When your house is finished, I check it with you and then go with you to the notary for the signing.
