The villa works out at €5,105 per usable square metre. On idealista’s 2026 asking prices, homes across Mijas averaged €3,684 a square metre, and this villa costs nearly 40 per cent more. Its figure is measured inside the walls and counts the basement and the garage, while the covered terrace of 89 square metres and the pool come on top. The price table for the area is on the Fuengirola & Mijas Costa page.

What is being built

The villa steps down the slope from a double garage at street level. The basement holds a wine cellar, a gym and a storeroom, with a changing room and a utility room alongside. The ground floor is one open living room, dining room and kitchen of about 70 square metres, opening onto a covered terrace of 89 square metres and the infinity pool. Upstairs are three bedrooms, each with its own bathroom, and a roof terrace sits on top. Two large olive trees from the original plot are kept in the garden.

The specification

What comes with the villa.

Heating, cooling and hot water

A heat pump on the roof heats and cools the house through ducts above the ceilings, with a thermostat in each room. Pipes under the floors add heating and cooling everywhere except the first floor, and the same heat pump supplies the hot water.

Solar panels

Solar panels on the roof, with an output of about five kilowatts.

Kitchen

Alvic units with a Neolith porcelain or Silestone worktop, and appliances from Bosch, Siemens, Gaggenau or Balay.

Floors, walls and ceilings

Large porcelain tiles on the floors throughout, with suspended ceilings in every room and white paint elsewhere. Inside walls are plasterboard on metal frames with sound insulation.

Bathrooms

Porcelain tiles on two walls, glass shower screens, mostly white sanitary ware and chrome taps, with the shower controls set into the wall.

Windows and doors

Insulated aluminium frames with double glazing made for a warm climate, and lacquered interior doors with stainless steel handles.

Garage and power

A double garage with a motorised door, an electric-car charger, data points on every floor, preparation for security cameras and warm-white LED lights throughout.

Pool and garden

An infinity pool of about nine by four and a half metres, with salt chlorination and automatic controls. The garden keeps some of the plot’s original trees, with low-water planting and automatic watering and lighting.

The developer describes the finishes as a concept, so my first step is to have it confirm in writing what the price includes. I then look at what comparable villas around Mijas are priced at, give you a straight view of this one, and handle the negotiation on your behalf.
