The lowest-priced home, a three-bedroom house, works out at €5,177 per built square metre. Each built square metre here costs about 30 per cent more than the €3,937 idealista gives as Málaga’s 2026 asking average. That city figure takes in flats of every age, while these are new houses with their own gardens and pools. The price table for the area is on the Málaga page.

What is being built

Portugal 2 is a pair of semi-detached houses on the corner of Calle Portugal and Calle Brasil, in the residential streets above Pedregalejo. The ground floor is one open living room, dining room and kitchen of about 46 square metres, opening onto a covered terrace, the lawn and the pool. The three bedrooms are upstairs, each with its own bathroom. The lower floor, lit by sunken courtyards, holds a room for a cinema or a gym, a storeroom, a laundry and two more shower rooms, and each house is prepared for a lift.

The specification

What comes with every home.

Heating, cooling and hot water

Air conditioning through ducts heats and cools every room. An aerothermal unit heats the water, and solar panels on the roof supply part of the electricity, by the developer’s estimate as much as 60 per cent.

Home automation

A Schneider Electric system runs the lights indoors and out and the blinds, and answers to Alexa or Google by voice. There is a data point in every room and a video entry phone at the gate.

Kitchen

A fitted kitchen with an island and Bosch appliances.

Floors and walls

Porcelanosa porcelain floors throughout, with a matching skirting, and a porcelain made for outdoor use on the terrace. Inside walls are plasterboard, insulated against heat and noise.

Bathrooms

Tiled to the ceiling in Porcelanosa porcelain with one feature wall, with walk-in showers behind glass screens, wall-hung toilets, basins in vanity units and taps in brushed copper.

Windows, doors and wardrobes

Double-glazed PVC windows with blinds in the bedrooms, an armoured front door, lacquered inside doors, and fitted wardrobes lined inside with a shelf for luggage.

Parking

Open parking on each plot, behind its own gate for cars, with the wiring in place for an electric-car charger.

Buying this as a new build

Building is under way, with handover estimated for the second quarter of 2028. Both prices are before IVA, which is charged at 10 per cent on a new home. While the work is at an early enough stage, the developer allows some finishes, such as the kitchen and the colour of the taps, to be changed.

An estimate, at the rates in the cost guide. The lawyer’s, notary’s and land registry fees vary with the price and the deed, and a mortgage adds the bank’s own costs.

The two houses differ mainly in their gardens and parking, so I start by going through both sets of plans with you. I then weigh the prices against other new houses in Pedregalejo and El Palo, give you a straight view of what each is worth, and negotiate for you before you commit.
