The terraces are not part of that figure, and on this house they add another 118.9 square metres. Unique is eight semi-detached houses in Pedregalejo, a neighbourhood by the sea on the eastern side of Málaga. Each house has three or four bedrooms, with a basement holding parking for two cars and a private roof terrace at the top. The rooms are arranged around a covered interior patio, which brings daylight down through the house. The brochure shows one of the houses finished in travertine and natural wood, with black Marquina marble in the main bathroom, a fireplace in the living room and a pool on the roof.
The basement holds parking for two cars, a laundry and a further room. On the ground floor are the living and dining rooms, the kitchen, a small garden and a guest toilet, and the first floor has three or four bedrooms and two bathrooms, one of them en suite. Kitchens and bathrooms come fully fitted.
A private roof terrace on every house, with a solarium and an outdoor kitchen.
An aerothermal heat pump supplies heating, cooling and hot water, using warmth taken from the outside air, and solar panels sit on the roof. The facade is lightweight, with thermal and acoustic insulation, and the insulated window frames hold low-emissivity glass, which has a coating that cuts the heat passing through it. Pre-installation for a lift, for charging electric cars in both parking spaces and for electric bicycles.
AThe developer gives the houses an A, the best grade on the Spanish energy scale, taking in their orientation, their insulation and their systems.

Building work started in February 2025, with the finish estimated for the second half of 2026. A quarter of the price is payable at the private contract and 10 per cent during construction, with the remaining 65 per cent at handover, and IVA is charged on every payment. Two parking spaces and a storeroom are part of the price of each house.
At this stage I go through the plans of each house with you, check with your lawyer that each payment is covered by the guarantee Spanish law requires on money paid before completion, and look round the finished house with you before you take the keys.
