Set against the built area of about 184 to 188 square metres on the plans, the starting price works out at roughly €12,000 a square metre. Málaga’s average asking price on idealista for 2026 is €3,937 a square metre, which covers flats of every age across the city, so the rate here is about three times that. The built area leaves out the terraces, the pool and the other spaces that come with each home, which take the total on the plans to about 330 to 740 square metres. The price table for the area is on the Málaga page.

What is being built

Livermore is 12 apartments on the hillside of El Morlaco, with the pine woods of the forest park behind and the sea in front. Every home has three bedrooms and three bathrooms, and the published plans show built areas of about 184 to 188 square metres. On the plan of one of the first-floor homes, the lift opens into a private hall beside two planted courtyards. The kitchen, with its island, joins the living and dining room, and that room opens onto a terrace on the sea side. The main bedroom has a walk-in wardrobe and its own bathroom with a bath, each of the other two bedrooms has a bathroom of its own, and most of the plans add a guest toilet. On the plans, outside space runs from about 42 to more than 370 square metres, the largest belonging to a ground-floor home with a garden. Every home also has a private pool, parking for three cars and a motorbike in the basement garage, a storage room and a room of its own for the home’s technical equipment.

Shared between the 12 homes

  • Lifts that open straight into the entrance hall of each home, and a shared staircase
  • An underground garage, with a charging point for an electric car at each home’s parking spaces
  • Cameras around the building and the shared areas, entry by facial recognition, and a number-plate camera at the garage entrance

The specification

What comes with every home.

Private pool

Every home has its own pool, kept clean by salt electrolysis, a system that makes the pool’s chlorine from dissolved salt. The pool is finished in non-slip porcelain, lit by LED lights on an automatic control, and edged with synthetic wood decking for loungers.

Kitchen

Dark wood units, an island topped in natural stone and a graphite stone worktop, with a Quooker tap that gives boiling, sparkling and filtered water. An 80-centimetre induction hob with its extractor built in, an oven, a microwave, a dishwasher and a tall fridge-freezer are included. The kitchen ceiling is 2.60 metres high.

Outdoor kitchen

A stainless steel barbecue, an outdoor fridge and dishwasher behind matching panels, a porcelain stone worktop and a built-in wine rack.

Bathrooms

Wall-hung toilets with a bidet spray, glass shower screens and a shower head set in the ceiling, with taps in matt black. The basins sit on cabinets of hand-carved oak, under mirrors that light up and stay clear of steam. The main bathroom walls are lined in porcelain panels 2.7 metres tall.

Floors

Porcelanosa porcelain tiles 120 centimetres square on the floors inside, and the same tile with a non-slip finish on the terraces.

Heating, cooling and fresh air

Underfloor heating, with air conditioning through fan coil units in the bedrooms and in the kitchen, dining and living area. Hot water comes from an aerothermal unit, which draws its heat from the outside air. A ventilation system brings in fresh air through a fine filter that stops pollen, spores and dust, and solar panels on the roofs generate electricity.

Windows and shade

Anthracite aluminium frames with a thermal break, an insulating strip that stops heat and cold passing through the metal, and double glazing. The frames are kept slim in the living room, dining room and main bedroom. The living room terrace has a bioclimatic pergola, a roof of louvres that tilt automatically to let the sun in or keep it out, and the blinds inside are motorised.

Home automation

A KNX system by Schneider controls the lighting, the blinds, the pergola, the heating and cooling room by room, and the pool lights, from screens in the home, a phone app or a computer. It also sends an alert if it detects a leak or smoke.

Security in the home

An alarm, infrared beams across open windows and doors, panic buttons in the home and in the bedrooms, and a high-security safe.

Doors, wardrobes and laundry

Solid wood doors with matt black handles, and one key that opens the home, the storage room, the garage and the shared areas. The fitted wardrobes in the bedrooms are lined in wood and lit inside. A laundry room has its own units and sink, with a Miele washer and dryer or Gaggenau machines.

Prices here are given home by home on request, so my first step is to get the current figure and the full set of plans for each home that interests you. We then compare the homes on floor, outlook and outside space. I compare the price with other new homes in the same range on the eastern side of Málaga, and I negotiate on your behalf.
