The lowest-priced home, a two-bedroom penthouse, works out at €21,867 per built square metre. That is close to five times Fuengirola’s 2026 average of €4,451 a square metre, from idealista’s asking prices. The figure is worked on the penthouse’s rooms alone. The terrace outside them, with its infinity pool, hot tub and outdoor kitchen, is about twice their size and is not counted in it. What is being built

North Residences is a small, finished scheme of apartments and detached villas in the grounds of the Higuerón resort, beside its hotel. The penthouses are on the top floor, each with a terrace of more than 200 square metres that holds an infinity pool, a hot tub, an outdoor kitchen and a wine store. The villas are built over three levels joined by a private lift, with a fireplace, a cinema room and a spa of their own with a sauna and a hot tub, as well as a pool. Owners can call on the hotel’s services, room service included.

Buying this as a new build

With the building finished, buying here comes down to a reservation, a private contract and the deed, with the balance paid and the keys handed over at the notary. The developer also offers to manage letting for owners who want an income from the home while they are away, and that arrangement is worth reading as carefully as the purchase itself.

At this level that means checking the floor areas on the plans against the land registry, reading the community and resort charges line by line, and going through any letting contract with you before you sign it.
