The lowest-priced home, a three-bedroom townhouse, works out at €5,576 per built square metre. Málaga’s 2026 average on idealista is €3,937 a square metre for the whole city, and these houses start about two fifths above it. The figure counts every enclosed floor of the house and leaves out the terraces, the garden and the pool. The price table for the area is on the Málaga page.

What is being built

San Federico is ten houses on Calle San Federico, in the residential streets on the hill behind Pedregalejo. The terraced houses are built over a basement, which holds a covered garage and storage, with the living rooms and bedrooms above it. One of the semi-detached houses is arranged the other way up, with the bedrooms on the ground floor, the living room above them and a roof terrace at the top. Every house has its own pool and garden, three or four bedrooms, four bathrooms and a guest toilet.

The specification

What comes with every home.

Heating, cooling and hot water

Ducted air conditioning that heats as well as cools. Hot water comes from an aerothermal unit, which draws its heat from the outside air, and solar panels on the roof supply part of the electricity. The developer puts the saving on electricity at up to 60 per cent.

Lighting, blinds and data

The living room lights, the kitchen lighting and the blinds are controlled from one phone app. Lights are recessed into the ceilings, every room has a data point, and there is a video entry phone at the door.

Kitchen

A Gamadecor kitchen, from the Porcelanosa group, fitted with Bosch appliances.

Floors, walls and ceilings

Porcelanosa porcelain floors inside, with a matching skirting, and a porcelain made for outdoor use on the terraces. Walls are lined in plasterboard and painted, with insulation against heat and noise in the walls and floors, and the ceilings are plasterboard throughout.

Bathrooms

Porcelain tiles from floor to ceiling, showers with screens and trays set flush with the floor, wall-hung toilets and taps in brushed copper. The main and second bathrooms have a basin set into a vanity unit.

Windows, doors and wardrobes

PVC window frames with double glazing, and roller shutters in the bedrooms. The front door is armoured. Interior doors and wardrobe fronts are lacquered, and the wardrobes are lined inside with a shelf for luggage.

With several house types to choose between, the first job is to set the plans side by side with you, from the size of the garden to which way up the house is arranged. I then compare the prices with other new houses on the eastern side of Málaga, give you a straight view of what each is worth, and negotiate on your behalf before anything is signed.
