The lowest-priced home, a two-bedroom townhouse, works out at €5,718 per built square metre. Measured against idealista’s 2026 asking average for Málaga, €3,937 a square metre, the duplex here comes in about 45 per cent higher. The city figure mixes flats of every age across all its districts, and few new homes are built this close to the beaches east of the centre. The price table for the area is on the Málaga page.

What is being built

The four homes stand on Calle Ramal de Monte Sancha, a quiet street that climbs the hill behind La Caleta. The two houses at the top of the plot each have a lawn with a plunge pool, three or four bedrooms with their own bathrooms on the first floor, and a roof terrace looking out over the bay. Each has a private lift and parking for at least two cars. Lower down, a duplex has two bedrooms, a games room of about 45 square metres and a covered terrace of about 83 square metres.

These homes are very different from one another, so the first conversation is about how you would live in them: a duplex with a large covered terrace, or a house with a garden and a pool. I then check the prices against other new homes in the east of the city, give you a straight assessment, and negotiate on your behalf.
