The lowest-priced home, a three-bedroom apartment on the ground floor, works out at €9,400 per built square metre. Benahavís as a whole averages €5,413 a square metre on 2026 asking prices, a figure taken across resale homes of every age. At Tiara the price also buys a garden and a private pool on the ground floor, neither of which counts towards the built area, along with a parking space and a storeroom. The price table for the area is on the Marbella & the Golden Mile page.

What is being built

The buildings step down the slope above La Quinta, so each floor looks out over the roofs below it to the golf valley and the sea. There are two homes to a floor, and every bedroom has its own bathroom and opens onto the terrace. The homes on the ground floor have a garden and a pool of their own. The penthouses are laid out on two levels, with the living floor below and a roof solarium above it holding a small private pool and an outdoor lounge.

The specification

What comes with every home.

Heating, cooling and hot water

Underfloor heating and hot water both come from an aerothermal system, which draws heat from the outside air instead of burning gas. Air conditioning runs from a heat pump through ducts to the rooms, and extractors in the kitchen and bathrooms keep fresh air moving.

The kitchen

Handed over fully furnished, with compact worktops and the appliances included.

Floors, ceilings and paint

Porcelain stoneware floors throughout, with white lacquered skirting, and an outdoor stoneware on the terraces. Ceilings are plasterboard throughout and the walls are painted smooth.

Bathrooms

Every bedroom has its own bathroom, and there is a guest washroom as well. Basins sit in wall-hung units, the toilets are wall-hung, and the sanitaryware is vitrified porcelain. The main bathroom has a thermostatic shower over a tray level with the floor and is tiled in porcelain stoneware. The second has a bath.

Windows, doors and wardrobes

Sliding aluminium doors to the terraces with a thermal break, an insulating strip that stops heat and cold crossing the frame, and double glazing. The bedrooms can be fully darkened. A security door at the entrance, lacquered doors inside and fitted wardrobes, lacquered and lined.

Façade and insulation

An outer wall of brick with thermal insulation and an air cavity behind it. The walls between neighbouring homes are built to absorb sound, and the partitions inside are insulated plasterboard.

Power and entry

Wiring for a high electrical load, switches by Simon or a similar maker, low-energy LED lighting and a colour video entry phone.

AA is the rating the developer’s specification estimates for the buildings, for both the energy they use and the carbon dioxide that goes with it. The Spanish scale runs from A at the top to G at the bottom.

Buying this as a new build

Building work finished in June 2026, so these are new homes sold complete, with IVA at 10 per cent added to the price. A reservation of €11,000, IVA included, holds a home, and the developer sets the dates of the contract and the deed with each buyer.

With the building finished, the work is in judging the home itself and its price. I walk through it with you, compare it with finished apartments that have sold around La Quinta, and negotiate the price on your behalf. Your lawyer then confirms the licence to occupy before the deed is signed.
