Villas Monte Palatino: new villas in Valle Romano, Estepona
Three bedroom homes · Planning phase
from €1,590,000Before IVA
Five detached villas planned for the highest part of Valle Romano, on the western side of Estepona, each with three bedrooms, a private pool, a garden and a roof terrace on a plot of about 885 square metres. They are sold off plan from €1,590,000 before IVA, with handover estimated for the fourth quarter of 2027.
The lowest-priced home, a three-bedroom villa, works out at €2,691 per built square metre. That is well under idealista’s 2026 asking average of €4,307 a square metre for Estepona, because the developer’s built area counts the basement, the terraces, the pool and the roof terrace as well as the rooms. Measured on the rooms alone, the price per square metre is far above the town average. The price table for the area is on the Estepona page.
What is being built
Each villa has three bedrooms with their own bathrooms, set on a ground floor and a first floor, with a basement below and a roof terrace of about 77 square metres above. The living and dining room, the kitchen and a guest toilet are on the ground floor, which opens onto covered terraces, the garden and the pool. In two of the villas one bedroom is on the ground floor, planned to serve as a study or a bedroom. In the other two all three bedrooms are upstairs. Every first floor has an open terrace of 42 to 45 square metres. The basement holds a room of 68 to 87 square metres, which the brochure shows as a wine cellar, and the plant room. Inside the walls, the rooms on the ground and first floors come to about 168 square metres.
The living room, with sliding glass walls onto the garden and the pool, and the dining area and kitchen beyond.A bedroom with a timber headboard wall and pendant lights, and its bathroom with two basins behind.
The specification
What comes with every home.
Heating, cooling and hot water
An aerothermal system by Daikin or similar heats the house and the water, drawing its heat from the outside air rather than burning gas. Air conditioning is ducted to the rooms, and a ventilation system by Soler & Palau or similar brings in fresh air.
Solar panels
Solar panels of 5 kW on the roof generate electricity for the house, with an inverter ready for batteries to be added.
Lighting, automation and security
LED lighting throughout, with indirect light in the bedrooms and the living room, and Jung switches. A home automation system works the main lights, and the windows are wired for motorised blinds. There is a video entry phone and an alarm connected to a monitoring centre.
Kitchen and laundry
A Porcelanosa kitchen from the E-motions range by Gamadecor, designed to your choice, with an Xtone sintered stone worktop and built-in appliances. The laundry room has matching units, a washing machine and a dryer.
Floors and ceilings
Large-format Porcelanosa porcelain on the floors and in the kitchen and bathrooms, with the choice of tiles open to you. The stairs are clad in timber, and the ceilings are smooth plaster painted white.
Bathrooms
Toilets, basins and taps by Noken, part of the Porcelanosa group, with Porcelanosa tiles on the walls and floors.
Windows and doors
Aluminium frames by Schüco or similar with a thermal break, an insulating strip that stops heat crossing the frame, and triple glazing that cuts the heat of the sun and resists forced entry. Glass balustrades on the terraces, an armoured entrance door, white lacquered inside doors on hidden hinges, and fitted wardrobes.
Pool and garden
A private pool with an overflow edge, salt water treatment, LED lighting and an outdoor shower. The garden is laid to lawn, with a hedge along the boundaries, trees that need little water, automatic watering and a barbecue area in white brick with a sink and storage.
Parking, lift and hot tub
Parking on the plot behind an automatic gate, with wiring ready for an electric car charger. Each house is prepared, but not fitted, for a lift inside and a hot tub on the roof terrace.
The kitchen, with white units to the ceiling, a built-in oven and a dark island that doubles as a dining table.

The villas are sold off plan from proposed designs, which can be adapted to your needs during construction, and handover is estimated for the fourth quarter of 2027. Reserving a villa costs €20,000. After that, 30 per cent of the price is paid at the private purchase contract, 10 per cent during construction and the remaining 60 per cent at the notary when the deed is signed. IVA, the 10 per cent tax on a new home, is added to every payment.

Because the design can still be changed, I go through the plans with you first and ask the developer to price any changes you want before anything is signed. I then compare the price with other villas around Valle Romano and negotiate on your behalf. Your lawyer checks that the money paid before the deed is protected by a bank guarantee or an insurance policy.
