The lowest-priced home, a four-bedroom villa, works out at €7,613 per usable square metre. The town’s 2026 average on idealista asking prices is €4,307 a square metre, a figure worked on built area. Built area takes in the walls and is always the larger number, so the two rates cannot be set side by side. Each villa’s pool, terraces and garden on two levels lie outside the usable area entirely. What is being built

Zenity Cyan is eight detached villas on a sloping plot in La Gaspara, each set at its own height so that the views run over the roofs below to the Mediterranean. Every villa has four bedrooms, wide terraces, a private pool and a garden on two levels joined by an outdoor stair. The floors are porcelain with underfloor heating, and the interior style and some of the layout can be chosen from the developer’s options. A heated pool and a private lift are offered as extras.

What comes with every home.

Heating, cooling and hot water

Underfloor heating run on hot water, and ducted cooling with vents in the living room and the bedrooms, set room by room through an Airzone-type control. An aerothermal heat pump, which draws heat from the outside air, provides the heating and the hot water, with solar panels alongside it.

Kitchen

Wall and base units in a contemporary design, with a worktop and a matching panel behind it, over a porcelain floor. A ceramic hob, an extractor, an oven and a microwave in a tall unit, a dishwasher and a fridge behind panels that match the units, and a washer-dryer are included.

Bathrooms

Ceramic tiles on the walls, porcelain on the floors and suspended ceilings. The main bathroom has a resin shower tray or a bath, depending on the villa, a wall-hung WC with the cistern hidden in the wall, and two basins set into a compact quartz top under a mirror. The shower taps are thermostatic, holding the water at the temperature you set.

Floors, walls and terraces

Porcelain floor tiles in the hall, the living and dining room, the corridor and the bedrooms, with white skirting, smooth painted walls and suspended ceilings. The terraces are paved in non-slip tiles, each with a tap, a drain, lighting, a power socket and a television point.

Windows, doors and wardrobes

Aluminium frames with a thermal break, an insulating strip that stops heat and cold passing through the frame, and double glazing. Motorised insulated blinds in the bedrooms, and a system to shade and screen the living room. White lacquered doors inside, 220 centimetres tall, and white lacquered wardrobes lined inside, with a hanging rail, a shelf and drawers.

Structure and walls

A reinforced concrete frame on foundations designed from a survey of the ground. The façade has an insulated air gap, and plasterboard walls divide the rooms.

Ventilation and electrics

A ventilation system that changes and filters the air without the windows being opened, a video entry phone, and LED lighting in the bathrooms, the kitchen and the corridors.
