The place, plainly

A golf course in the Golf Valley, and the slope built up around it.

La Quinta is the residential area around the La Quinta golf course, on the Benahavís side of the Golf Valley behind Puerto Banús. The course has 27 holes in three loops of nine, and it is the golf course of The Westin La Quinta Golf Resort & Spa. Around and above it are townhouses, apartment buildings and villas, with El Herrojo on the hill above the course, Monte Halcones beside it, and Real de La Quinta, where the Quercus development was finished in 2021.

One new development is on file here: Tiara, 56 apartments and penthouses by Metrovacesa, finished in June 2026 and priced from €1,550,000. Three more homes are listed for sale, a renovated townhouse, a duplex penthouse and a villa in El Herrojo, from €1,650,000 to €5,195,000. The Sky Marbella, on the hillside above the course, and Azurean, between La Quinta and Los Arqueros, are counted with the rest of Benahavís.

Before you commit

Worth knowing about La Quinta.

01

Golf frontage is a view, not a membership.

Owning beside the course gives you the green outlook and nothing else. La Quinta sells green fees at its shop and online, so a round is a separate question with its own cost. If a private members’ club matters to you, La Zagaleta’s courses are for its members, and membership there is mostly kept for residents.

02

Check what the built area counts.

Penthouse Lina’s 334 m² includes 68 m² of terraces and a 128 m² roof solarium alongside 138 m² inside. Per metre of interior, its asking price is about €15,580, not €6,437. I ask what every built figure counts before I set two homes side by side for you.

03

The community fee follows what is shared.

The townhouse and the villa on file pay €278 and €290 a month, the penthouse €538. Tiara has two outdoor pools, an indoor pool with a Turkish bath and a sauna, a gym and terraced gardens to keep, and its charge is the figure to have in writing before you reserve. The guide to community fees sets out what to ask for.

04

You will drive, though not far.

From Tiara the beach and Puerto Banús are ten minutes by car, which is close for a hillside. It is still a car for the shopping, the school run and dinner out. If walking to things matters more than the view, compare an apartment in the town of San Pedro first.

05

Above €2 million, wealth tax enters the paperwork.

Andalucía rebates its wealth tax in full, but a return is due each year once your Spanish assets pass €2 million, and above €3.7 million of net Spanish wealth per person the national solidarity tax is payable. One owner of a villa at Villa La Toca’s price, with no mortgage and nothing else in Spain, would owe about €25,400 a year. The wealth tax guide works it through.

06

A finished building can be judged from the terrace.

Tiara was finished in June 2026, so we can check the view from each floor standing on it rather than from the brochure. Developers’ prices rarely move, but the floor, the parking, the extras and the payment dates often do. For the three resale homes, recent sales in La Quinta are the measure to hold a seller to.

The arithmetic

What it costs, and what it costs to hold

Tiara starts at €1,550,000 for a three bedroom apartment of about 165 m², finished and ready to move into, which works out at €9,400 per square metre. The three homes listed for sale run from €1,650,000 for a renovated townhouse to €5,195,000 for a five bedroom villa in El Herrojo, and ask between €6,437 and €10,061 per built square metre. For scale, Benahavís as a whole averages €5,413/m² and Nueva Andalucía, below, €6,239.

A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead, about 10 to 11% in all. On the annual side, the three listings give community fees of €278 to €538 a month and IBI of €628 to €3,045 a year.

Tiara’s price and €/m² are from the developer’s list on file in October 2026. Home prices, fees and IBI are from the listings on file. The Benahavís average is idealista’s 2026 figure and Nueva Andalucía’s is idealista’s August 2026 district figure, as used across this site.

In context

What La Quinta costs, home by home.

The site carries no average for La Quinta alone, so the price line here is the homes on file, each worked per built square metre: Tiara on its cheapest home, the rest on their asking prices. Dearest first, with Nueva Andalucía, Marbella and Benahavís underneath for scale.

Home or district · €/m² of built area, October 2026
Townhouse HorizonThree bedrooms, renovated in 2024, with a roof solarium.€10,061
TiaraNew and finished, on its cheapest home.€9,400
Villa La TocaFive bedrooms in El Herrojo, with 530 m² of terraces besides.€9,360
Penthouse LinaReal de La Quinta, on a built figure that counts the terraces and the roof solarium.€6,437
Nueva Andalucía (idealista, Aug 2026)The Golf Valley below, its district average, for scale.€6,239
Marbella (idealista, 2026)The municipal average next door, for scale.€5,956
Benahavís (idealista, 2026)The municipal average, for scale.€5,413

The Tiara line is the one I would hold the others against. A finished new apartment, with a parking space, a storeroom and three shared pools, asks less per metre than the renovated townhouse and only a little more than the villa in El Herrojo. Penthouse Lina reads cheapest because its figure counts 196 m² of outdoor space, and per metre of interior it asks about €15,580.

Two questions about new builds in La Quinta

Can you get a garden with a new build in La Quinta?

One of the 1 developments here has homes with a garden of their own. The cheapest on the developers’ lists is a three-bedroom ground-floor apartment with 32 m² of garden at Tiara, €1,550,000.

Are there new-build penthouses in La Quinta?

Yes. One of the 1 developments here has penthouses on the developers’ current lists, 1 in all. The cheapest is a three-bedroom penthouse of 176 m² with a terrace of 55 m² at Tiara, €2,300,000.

Working for the buyer

Looking for a buyer’s agent in La Quinta?

That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and La Quinta sits inside the stretch of coast I cover, Estepona to Nerja.

  • Viewings you don’t have to fly for. I walk La Quinta myself and report back straight — including the places that aren’t worth your trip.
  • A price sense you can hold me to. lowest starting price on file is €1,550,000. When an asking price ignores that, I’ll tell you.
  • Local, not general. 10 min to Puerto Banús by car — the kind of detail that decides a street, and only shows up on the ground.
  • The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
