What is being built

Every one of the 66 homes at Blue Wave is a townhouse with three bedrooms and two bathrooms. The homes stand in rows on a hillside, and many of them look along the coast towards Gibraltar. On the published plans, the living room, dining area and kitchen share one open room of about 28 to 30 square metres, which opens onto a terrace, and there is a guest toilet as well. The outside space differs from home to home, and some homes have more than 100 square metres of it. A saltwater pool, Mediterranean gardens with walking paths, a gym and a coworking space are shared by all the homes.

Shared between the 66 homes

  • A saltwater community pool
  • Mediterranean gardens with walking paths and places to sit, opening onto the natural hillside around the site
  • An equipped gym for residents
  • A coworking space, which is a shared room where residents can work
  • Covered and open parking behind an automatic gate, with one space for each home

The specification

What comes with every home.

Heating, cooling and hot water

A heat pump heats and cools every room through ducts hidden in the ceilings. Its indoor unit sits above a bathroom ceiling and its outdoor unit on the roof. Hot water comes from a renewable energy system, and extractor fans in the kitchen and bathrooms keep the air inside the home fresh.

Kitchen

The kitchen is fitted with units and a Silestone worktop, a hard surface made mostly of quartz, or one of similar quality. The appliances included are a fridge, a dishwasher, a ceramic hob, an oven, a microwave and an extractor hood.

Bathrooms

The main bathroom has a shower with a thermostatic tap, which holds the water at the temperature you set, and a basin on a unit with two drawers. The second bathroom has a bath and a basin fixed to the wall. Porcelain tiles cover the walls around the shower and the bath, and the other walls are painted. A shower screen and a mirror for the main bathroom are offered at extra cost.

Floors, walls and ceilings

Porcelain tiles run through the living room, bedrooms, kitchen and bathrooms, in a choice of sand or ivory, with skirting in the colour of the doors. The ceilings are plasterboard, with panels that open to reach the air conditioning and ventilation units, and the walls and ceilings are painted smooth. The terraces are laid in tiles made for outdoor use.

Windows, doors and wardrobes

The aluminium frames have a thermal break, an insulating strip that stops the cold passing through the metal, and double glazing. The living room and kitchen open onto the terraces through sliding and hinged glass doors, and the bedrooms have insulated aluminium roller blinds. The front door is a security door with a security lock. The doors inside are lacquered, and the fitted wardrobes are lined inside, with a shelf and a hanging rail.

Walls and insulation

The outside walls are rendered and painted, with thermal insulation, an air cavity and an insulated plasterboard lining on the inside. The walls between neighbouring homes are built in brick that absorbs sound and are lined on both sides. The partitions inside each home are insulated plasterboard.

Power, television and telephone

The wiring is sized for a high electrical load, with Niessen switches or similar. Television and telephone points are fitted in the living room and the main bedroom, there is a light on the terrace, and the front door has a video entry phone with a colour screen.

AA is the rating given in the specification for both the energy the homes will use and the carbon dioxide they will produce, on the Spanish scale that runs from A down to G. It is an estimate from the first project calculations, and the certificate has not been issued yet.

Buying this as a new build

The development is under construction, with the first handovers estimated for the first quarter of 2028. Prices are shown before IVA, the Spanish VAT of 10 per cent on a new home. Reserving a home costs €11,000. With the private purchase contract the amount paid rises to 20 per cent of the price including IVA, then 10 per cent more is due ahead of handover, and the last 70 per cent is paid on signing the deed.

An estimate, at the rates in the cost guide. The lawyer’s, notary’s and land registry fees vary with the price and the deed, and a mortgage adds the bank’s own costs.

The price list records each home’s outside space as terrace, from about 19 to 135 square metres, although the brochure says some homes also have a private garden. I ask the developer for the plan of every home you like, so you can see exactly what that space is before you choose. I then weigh the prices against other new homes around Manilva and negotiate on your behalf.

Get in touch and I will talk you through it. Buying with me sets out how I work.
