Blue View Heights is a development of 46 townhouses with two, three or four bedrooms, laid out in rows that step down a hillside, facing the sea. Building is complete, and the first owners received their keys in September 2025. A four bedroom townhouse for sale has 152.9 square metres built, three bathrooms and 54 square metres of terraces, part covered and part open, with its own stair down to a parking space and a storeroom in the garage. A three bedroom townhouse has 122.9 square metres built, two bathrooms, a guest toilet and 42 square metres of terraces and patio. Its front door opens onto the living room and the kitchen, and the bedrooms are on the floor below. Residents share a swimming pool, gardens with paths out onto the hillside, a gym, a spa and a community room.

The specification
What comes with every home.
Air conditioning, hot water and fresh air
Air conditioning with a heat pump cools the home in summer and heats it in winter, through ducts hidden above the ceilings. Hot water comes from a renewable energy system. Extractor fans in the kitchen and the bathrooms change the air inside the home. The machines sit on the flat roofs, which are finished in gravel or artificial grass.
Kitchen
Handed over fully fitted, with the appliances included and a worktop of Silestone, a quartz composite, or a similar material.
Bathrooms
The main bathroom has a double basin over two drawers, a shower tray and a thermostatic shower bar, which keeps the water at the temperature you set. The second bathroom has a wall-hung basin and a bath. Basins and WCs are in vitrified porcelain, and the walls are tiled in stoneware.
Floors, walls and ceilings
Stoneware tiles run through every room, with skirting in MDF, a board made from wood fibres. Terraces are laid in a stoneware made for outdoor use. Inside walls are plasterboard with thermal and sound insulation, and the ceilings are plasterboard too, painted smooth like the walls.
Windows, doors and wardrobes
Window and door frames are aluminium with a thermal break, an insulating layer inside the frame that keeps the cold out, and double glazing. The living room opens to the terrace through sliding doors and the kitchen through a hinged door. The bedrooms have insulated aluminium blinds. The front door is a security door, the inside doors are plain lacquered, and the fitted wardrobes have a top shelf, a hanging rail and a lining.
Structure and insulation
The frame is reinforced concrete. Outside walls are built with a cavity and thermal insulation, rendered and painted on the outside and lined with insulated plasterboard on the inside. The walls between neighbouring homes are a sound-absorbing brick with insulated plasterboard on both faces.
Power, television and entry phone
A high electrical power supply, switches by Niessen or a similar brand, television and telephone points, lights on the terraces and a colour video entry phone.
Garage and storerooms
The garage has an automatic gate for cars, a concrete floor and water points for cleaning it. The storerooms are painted inside.

BThe developer’s calculations for the project, made before building began, put both the energy use and the carbon dioxide emissions at B, on the Spanish scale that runs from A, the most efficient, down to G. This is an estimate, and the certificate for the finished home is the document that confirms the rating.

There is no wait for building work and no series of stage payments. The developer asks for €11,000 when you reserve a townhouse, and the balance is paid in one sum at the notary when you sign the deed. VAT (IVA) at 10 per cent and stamp duty (AJD) are charged on top of the prices shown, because this is the first sale of a newly built home.

The images on this page were drawn before building began, so I arrange for you to see the finished townhouse and the view from its terraces for yourself. I set its price against other homes for sale between Sotogrande and La Duquesa, and then negotiate on your behalf.
