The specification
What comes with every home.
Structure, façade and walls
A reinforced concrete frame. The outer wall is double hollow brick with sprayed polyurethane insulation, an air gap and a plasterboard lining, finished outside in render with areas of porcelain. Walls inside each home are plasterboard on metal studs with mineral wool, and the walls between homes are double brick with acoustic insulation.
Windows and doors
Lacquered aluminium frames with a thermal break, an insulating strip through the frame that stops cold crossing it, and double glazing, with small vents built into the frames so fresh air comes in with the windows shut. The bedrooms have manual shutters. The entrance door is reinforced for security, the doors inside are lacquered, and the wardrobe fronts match them.
Floors and tiling
Porcelain tiles 60 centimetres square in the living areas and out on the terraces. Bathroom walls are partly tiled. The stairs are finished in limestone.
Kitchen
A fitted kitchen with a three-zone induction hob and extractor, a combined oven and microwave, a fridge, a washing machine and a dishwasher. A higher-specification kitchen can be fitted at extra cost.
Bathrooms
A vanity unit with the basin built in and a mirror across its full width, a low shower tray and a toilet with a soft-close seat. A bath can replace the shower tray at no extra cost. Shower screens are not included.
Air conditioning and hot water
Multi-split air conditioning with a heat pump, which heats as well as cools. Each home has its own aerothermal hot water system, which takes heat from the outside air rather than burning gas. Bathrooms have mechanical extraction.
Power and connections
Separate electrical circuits on a high supply rating, a video entry phone, and wiring to the current Spanish standard for telephone, television and data.
Your choices
Buyers choose the colour of the floors, the finish on the bathroom walls and the kitchen units, at no extra charge.

BB is the rating the developer expects for the building. It remains an estimate until the certificate is issued at completion. The Spanish scale runs from A at the top to G at the bottom.

Selling has started ahead of the building work. The building licence has been granted, work and the signing of purchase contracts are expected to begin before the end of 2026, and handover is estimated for the end of 2028. After a €6,000 reservation, 20 per cent is paid at the contract, a further 20 per cent about ten months later, and 60 per cent at the deed, each with IVA on top.
On a scheme this early, I read the licence and the bank guarantee covering what you pay before handover, follow the build for you over the two years it runs, and check the finished home against the specification before the deed.
