Ninety apartments with two or three bedrooms at Bahía de las Rocas in Manilva, at the western end of the Costa del Sol, many of them with a view of the sea. The first phase, of 30 apartments, is under construction for handover in November 2027, with prices from €375,000 before IVA.
Grand Bay is 90 apartments on a hillside at Bahía de las Rocas in Manilva, laid out around swimming pools and landscaped gardens, with paved paths running through them. Every home has two or three bedrooms, two bathrooms and a terrace of about 31 to 35 square metres, facing south-east or south-west. The penthouses on the top floor add a roof terrace of their own, of 54 to 76 square metres. The first phase, now being built, has 30 apartments. Every home comes with an underground parking space and a storeroom, and the residents share a fitness room.

The specification
What comes with every home.
Kitchen
Wall and base units, a white quartz worktop that continues up the wall behind it, and a stainless steel sink. The appliances are by Bosch: an oven, a microwave, an induction hob, an extractor, a fridge, a washing machine and a dishwasher built into the units.
Bathrooms
Each bathroom has a matt white lacquered vanity unit with two drawers and a single basin, under a mirror lit from behind. The showers have white slate-effect trays by Saloni behind glass screens, with brushed steel mixers by Tres built into the wall, and the toilets are by Jacob Delafon.
Doors and wardrobes
An oak-effect security door at the entrance, and flush oak-effect doors inside with stainless steel handles. The wardrobes are oak-effect too, lined inside, with a hanging rail, a shelf and drawers.
Windows
Matt aluminium frames by Strugal with double glazing and a thermal break, which is insulation built into the frame. The living room has sliding windows and the bedrooms side-hung ones, all with motorised shutters.
Floors
Saloni porcelain throughout the home, with skirting to match, and a non-slip version on the terraces and roof terraces.
Heating, cooling and hot water
An air-source heat pump heats and cools the home through ducts, set from a thermostat. Mechanical ventilation draws stale air out of the kitchen and bathrooms, and each home has its own heat pump for hot water. Solar panels shared by the community supply part of the electricity.
Power and connections
LED lighting, a video entry phone, USB sockets in the kitchen and bedrooms, and a dimmer in the living room. Telephone, data and television points are fitted in the kitchen, living room and bedrooms, with fibre and satellite television.

What taxes are paid when buying at Grand Bay?+
A new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD), both worked out on the price. At the starting price of €375,000, that is €37,500 in VAT and €4,500 in stamp duty. Notary and land registry fees come on top.
