The place

What to know about Casares and Manilva.

Past Estepona the coast turns quieter and greener. Casares and Manilva are the two municipalities at the western end of the Costa del Sol, just before Sotogrande and the provincial border. The white village of Casares sits high in the hills, and what is built on the coast goes by the name Casares Costa. Manilva has its own village inland and, on the sea, the marina at La Duquesa with its restaurants and promenade.

The new building here is a different kind from Fuengirola or Mijas. The developments are laid out with more space, more often beside a golf course, for buyers who put quiet and a view ahead of shops on the corner. Finca Cortesín, with one of the best-known golf courses in southern Europe, is the showpiece of this stretch.

Prices sit well below Marbella for comparable homes. In return you need a car here, and Málaga and its airport are about an hour away. Anyone who flies often also looks at Gibraltar, about half an hour away.

This is the furthest part of the area I cover. I plan viewings here by the day, and combine them with Estepona where I can.

What tax do you pay on a new build?

A new build carries 10% VAT (IVA) and 1.2% stamp duty (AJD) in place of the 7% transfer tax on a resale. On €435,000, the middle starting price here, that is €48,720. With the lawyer, the notary and the registry, plan for €52,200 to €60,900 on top of the price. The cost of buying has every line.

How do the payments work if you buy off-plan?

Buying before the keys means paying in stages while the building goes up. Buying off-plan in Spain covers how those payments are protected and the checks before you take the keys, and new build or resale sets the two side by side.

How far is Casares and Manilva from Málaga airport?

The developers give about an hour by car from Málaga airport. Gibraltar airport is about half an hour away.
