The place, plainly

A white village in the hills, and a strip of coast where the building is.

Casares is a large municipality, 162 square kilometres, that runs from the last folds of the Serranía de Ronda down to the sea between Estepona and Manilva. The village of Casares, the white town with its medieval fortress, is up in the hills, twenty minutes by car from the coast. None of the new developments on this site is there. They are all on Casares’s strip of coast, known as Casares Costa: urbanisations, golf courses and Playa Ancha, the town’s Blue Flag beach.

Nine of the developments on this site are on that strip, most of them on the rising ground inland of the A-7, around Finca Cortesín, Doña Julia and the Casares Costa golf course. To the east, across the boundary with Estepona, is Buenas Noches, under two kilometres from Finca Cortesín. To the west are San Luis de Sabinillas and the marina at La Duquesa, in Manilva, five to eight minutes by car.

What I actually know about Casares Costa

  • Nine new developments are on file for Casares Costa, with starting prices from €398,000 to €629,000 on the developers’ lists in October 2026. Eight are under construction and one, Casares Bay, is selling before building starts.
  • Casares averaged €3,197/m² in August 2026, the latest month idealista has published for the municipality. Its two coastal districts asked more in the same month: Bahía de Casares €3,580/m² and Marina de Casares €3,272/m².
  • Playa Ancha, Casares’s town beach, is 1,300 metres long and 50 wide, with a promenade, and holds a Blue Flag for 2026. Privilege Suites is a five-minute walk from it, and Bliss Homes and Casares Bay about fifteen minutes on foot from the sea. None of the nine is on the beachfront itself.
  • Finca Cortesín is an 18-hole championship course designed by Cabell B. Robinson, which hosted the Solheim Cup in 2023 and has hosted the Volvo World Match Play Championship. Doña Julia, 18 holes and par 71, was designed by Antonio Garrido. Amaranta Living is being built inside the Casares Costa Golf course.
  • Casares village stands 359 metres up, 20 minutes by car from Amaranta Living on the coast, by the developer’s figure. The town hall keeps an office on the coast at Casares Costa.
  • Casares has one public local surgery and no full health centre (Andalucía’s statistics office, 2025). Its public hospital is the Hospital Costa del Sol in Marbella, and Estepona’s public hospital has a 24-hour emergency department.
  • Casares has two primary schools and one secondary school, and none offering the Bachillerato, the last two years before university (Andalucía’s statistics office, 2023–24). Of the international schools, Atlas American School is in Estepona and Sotogrande International School in Sotogrande, which the developers put 12 to 23 minutes away by car.
  • Andalucía’s statistics office counted 8,984 residents in 2025, 3,019 of them foreign nationals, with the British the largest group at 31.5%. The population grew 47.7% between 2014 and 2024.
  • By the developers’ figures, the marina at La Duquesa is 5 to 8 minutes by car, Estepona 16 to 20, Gibraltar 38 to 45 and Málaga airport 55 to 78.

Before you commit

Worth knowing about Casares Costa.

01

Casares village is not on the coast.

Buying in Casares Costa does not put you near the white village, which is twenty minutes up the hill by car. The nearest towns are San Luis de Sabinillas, four minutes by car from Casares Bay, and Estepona, 16 to 20 minutes east. Visit on a weekday evening in winter before you commit, so you see the strip as it is when the visitors have gone.

02

Golf frontage is a view, not a membership.

Most of the developments here look over Doña Julia, Finca Cortesín or Casares Costa Golf, and two are inside a golf estate. Owning beside one gives you the outlook and nothing else. Club access is a separate question with its own cost. If golf is the reason for the move, the golf guide covers the courses from Manilva to Nueva Andalucía, these included.

03

The municipal price is a floor.

The nine developments start between €3,531 and €5,724 per square metre on their cheapest homes, against €3,197 for Casares as a whole in August 2026. The municipal figure takes in the village and the older urbanisations, so it tells you where resale starts, not what new building costs on the coast.

04

Building work for a while yet.

Eight of the nine are under construction and Casares Bay, not yet started, is due at the end of 2027. Whichever you choose, there will be building work on this strip until then at least. Anything bought before the keys means stage payments against a bank guarantee.

05

The A-7 here is the old coast road.

The A-7 along this stretch grew out of the old N-340, with many junctions straight onto it, and the AP-7 toll motorway runs behind it. In December 2024 the Ministry of Transport put out to tender a study of how to improve the A-7 between Torremolinos and Torreguadiaro. Until something changes, time the drive to Estepona at school hours before you commit.

06

Resale is most of the market.

In 2025, 522 resale homes changed hands in Casares against 113 new ones (Andalucía’s statistics office). The nine developments on this page are the new end of a market that is mostly resale. A finished resale on an established urbanisation is the way to avoid waiting for a build, and I run the same checks on it.

The arithmetic

What it costs, and what it costs to hold

The nine new developments on file for Casares Costa start at €398,000 at Arrecife and run to €629,000 at The Place by Alcazaba. Every one except Casares Bay starts with a two bedroom apartment, and Casares Bay starts with a three bedroom apartment at €490,000. Per square metre, the cheapest homes run from €3,531 at Arrecife to €5,724 at Privilege Suites, against idealista’s €3,197 for Casares as a whole in August 2026.

A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. A resale pays 7% transfer tax instead, about 10 to 11% in all with the fees. Then the annual side: IBI to Casares town hall, rubbish collection and the community fee. Most of the developments here run a gym or a spa as well as the pools, and the fee follows what is shared.

Starting prices and €/m² figures are from the developers’ price lists on file in October 2026, cheapest home in each development. The Casares figures are idealista asking prices for August 2026, the latest month it has published for the municipality.

In context

What Casares Costa costs, development by development.

Idealista has no line for Casares Costa as such, and in September 2026 it published no figure for Casares at all. So this table uses the developers’ own starting prices, worked out per square metre on the cheapest home in each development, dearest first, with idealista’s August 2026 figures for Casares and its two coastal districts among them for scale.

Arrecife is the line I would start from. It is the lowest price per metre on file here, a little under resale homes in Bahía de Casares, in a large development with two pools, a gym and a security post. At the top, Privilege Suites is priced for the walk to the beach, and Amaranta Living and Las Terrazas de Cortesín for the golf estates around them. Between the two ends, Alura Living and Abril Doña Julia give golf and sea views for about a quarter less per metre than the top three.

Two questions about new builds in Casares Costa

What does a three-bedroom new build cost on Casares Costa?

Across the 35 three-bedroom homes on the developers’ current lists, the middle size is about 123 m² built and the middle price is €620,000. The cheapest is a three-bedroom ground-floor apartment of 123 m² at Bliss Homes, €452,000.

Working for the buyer

Looking for a buyer’s agent in Casares Costa?

That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Casares Costa sits inside the stretch of coast I cover, Estepona to Nerja.

  • Viewings you don’t have to fly for. I walk Casares Costa myself and report back straight — including the places that aren’t worth your trip.
  • A price sense you can hold me to. lowest new-build starting price is €398,000. When an asking price ignores that, I’ll tell you.
  • Local, not general. 5–8 min to the marina at La Duquesa by car — the kind of detail that decides a street, and only shows up on the ground.
  • The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
