A village beside the coast road between Estepona and Puerto Banús, with its own schools, surgery and bus stops, and five new developments on file around it. Saladillo beach is four or five minutes by car.
A village between Estepona and Puerto Banús, growing up its hillside.
Cancelada is a village in the municipality of Estepona, about ten kilometres east of the town, on the inland side of the coast road towards San Pedro de Alcántara. People live here all year. It has a state infant and primary school, a secondary school, a public nursery, a surgery run by the Andalusian health service and a pharmacy, and the coast buses stop at the bottom of the village.
Five of the developments on this site are in Cancelada. Three are on the slope above the village, in the north of Cancelada, and two are on Camino de Brijan at its eastern edge. Four of the five are still being sold from plans. To the west is the hill at La Resina, around the safari park, and to the east the golf estates of Atalaya and the New Golden Mile, each with a page of its own.

What I actually know about Cancelada
- Five new developments are on file for Cancelada, with starting prices from €487,500 to €898,900 before VAT on the developers’ lists in October 2026. One is under construction and four are selling before building starts.
- Idealista does not publish a separate line for Cancelada. Estepona as a municipality averages €4,307/m² in 2026. The cheapest homes in the new developments here work out between €4,846 and €8,208 per square metre, all of them above the town figure.
- INE, the national statistics office, counted 2,111 residents in Cancelada on 1 January 2025, out of 79,593 in the municipality of Estepona.
- The state schools are in the village: Ramón Lago, an infant and primary school on Calle Constitución, and IES Profesor Tomás Hormigo, a secondary school for the compulsory years on Calle Lomas del Retamar, 190 metres from the Aire plot. The international schools on this coast are a drive away.
- The Andalusian health service runs a local surgery in the village, on Plaza José Vázquez Espinosa. Estepona’s hospitals, public and private, are set out in the guide to hospitals on the coast.
- Saladillo beach is four to five minutes by car by the developers’ figures. The town’s tourist office describes it as running to the mouth of the Guadalmansa river, with dunes and pinewoods between the sand and the urbanisations behind it.
- Los Flamingos golf is three minutes by car from Haiku and Essence Residence, El Campanario nine minutes from Haiku and Atalaya ten minutes from Haiku and Solaia Residence. The golf homes guide compares the courses along this stretch.
- Puerto Banús is 12 to 15 minutes by car, Estepona town centre 15 to 18 and Marbella old town 20 to 23. Málaga airport is 45 to 58 minutes by the developers’ figures, and Gibraltar airport about 45.
- The L-79 bus between Marbella and Estepona stops on the coast road below the village, at the stops named Gran Hotel Playabella and Flamingos Golf, roughly every half hour on Avanza’s October 2026 timetable. Estepona’s own E-3 town bus calls at the Playabella stop four times a day each way, on its timetable valid from February 2025.

Worth knowing about Cancelada.
Four of the five are still drawings.
Aire, Adagio, Haiku and Essence Residence are selling before building starts, with handover estimated between April 2028 and the first quarter of 2029. Buying from plans works well when the paperwork is right: a building licence, and a bank guarantee on every payment made before the keys, as buying off plan sets out. Solaia Residence is the one already under construction, due in the second quarter of 2027.
A village, not a town.
Cancelada has the everyday basics: a pharmacy, a surgery, the schools and the bus. For a hospital or a bigger shop you drive. Essence Residence gives supermarkets as three minutes by car, Puerto Banús is a quarter of an hour and Estepona’s old town a little more. Spend a weekday evening here in winter before you decide it is the right size for you.
The beach is across the coast road.
Every development here is on the inland side of the coast road, and the developers give Saladillo beach as four or five minutes by car. Solaia Residence is the closest, a kilometre and a half from the sand. If walking to the beach is the brief, this is the wrong side of the road, and frontline homes are a different market at a different price.
The metres are not all measured the same way.
Essence Residence works out its rate on the floor inside each home, which reads higher than a built area would. Haiku’s list also gives a larger regional measure, on which its two bedroom apartment comes down from €5,358 to about €4,320 a metre. So the table below is a guide, not a ranking. I compare the whole price of each home, with its terrace and parking, before comparing rates.
The Club House share has a running cost.
Homes at Aire and Adagio are sold with a share in a Club House that is already open, with a spa, a sauna, a gym and a café. That is a genuine benefit, and it is paid for. Ask what the share adds to the yearly charges, together with the development’s own community budget, before you reserve. The guide to community fees sets out what to read in a budget.
The slope above the village fills up over the next few years.
Aire, Adagio and Haiku share the slope in the north of Cancelada, and none has started yet. Aire and Adagio promise a mountain view from every home and a sea view from many, but what a given terrace sees depends on its floor, its block and what is built in front of it. I check that against the plans and on the plot itself, because a sea view changes what a home is worth. Expect building work on that slope until the end of 2028 by the developers’ own dates.

What it costs, and what it costs to hold
The new developments on file for Cancelada start at €487,500 for a three bedroom apartment at Aire, and the two bedroom apartments at Adagio and Haiku start at €492,000 and €505,000. Essence Residence starts at €770,000, and Solaia Residence, the one already being built, at €898,900. All five lists are before VAT. Per square metre, the cheapest homes run from €4,846 at Aire to €8,208 at Essence Residence, on the developers’ own measures.
A new build pays 10% VAT and 1.2% stamp duty on top of the price, plus notary, registry and your lawyer, so plan for 12 to 14% in all. On a €500,000 apartment that is roughly €60,000 to €70,000 more. Then the annual side: IBI to Estepona town hall, rubbish collection and the community fee, plus the Club House share at Aire and Adagio. Ask for the community budget, not the brochure figure.
Starting prices and €/m² figures are from the developers’ price lists on file in October 2026, cheapest home in each development, before VAT. The Estepona municipal average is idealista’s 2026 figure, as used on the areas page.
What Cancelada costs, development by development.
Idealista does not split Estepona into districts, so there is no asking-price line for Cancelada on its own. What there is instead is each developer’s price list, worked out per square metre on the cheapest home in each development. Dearest first, with the Estepona municipal average at the bottom for scale. Every development here sits above it.
Aire and Adagio are the two lines to look at first. They sit next to each other on the slope above the village, start within €5,000 of each other and both come with the Club House share. The difference between them is the layout and the view from each terrace, which is a question for the plans rather than the price list.
What each rung of the ladder looks like.
These are the starting prices of the five new developments on file for Cancelada, from the developers’ own price lists, cheapest first and before VAT. The older homes for resale in the village are a separate search, and I run it alongside.

Two questions about new builds in Cancelada
Are there new-build penthouses in Cancelada?
Yes. 3 of the 5 developments here have penthouses on the developers’ current lists, 5 in all. The cheapest is a two-bedroom penthouse of 102 m² with a terrace of 95 m² at Haiku, €626,000.
When will the new builds in Cancelada be finished?
The developers give a handover date for all 5 developments here. The first is Solaia Residence, with handover in the second quarter of 2027, and the last is Essence Residence, with handover in the first quarter of 2029. These are the developers’ own estimates.

Looking for a buyer’s agent in Cancelada?
That is what I do. I’m Michael from Lunessa Homes — a British buyer’s agent living in Málaga, fluent in Spanish, working on the buyer’s side of the search. One client at a time, and Cancelada sits inside the stretch of coast I cover, Estepona to Nerja.
- Viewings you don’t have to fly for. I walk Cancelada myself and report back straight — including the places that aren’t worth your trip.
- A price sense you can hold me to. lowest new-build starting price is €487,500. When an asking price ignores that, I’ll tell you.
- Local, not general. 4–5 min to Saladillo beach by car — the kind of detail that decides a street, and only shows up on the ground.
- The parts that trip people up. The NIE, the lawyer, the bank, the paperwork in Spanish — handled alongside the search, not left to you afterwards.
