Fuengirola as a whole averages €4,451 a built metre, so the one bedroom homes here come in a little under the town’s figure. The two bedroom home on the ground floor lands in the same range, at about €4,170. The penthouse is the one that sits above the average, at about €4,850 a built metre, which is what its position on the top floor and its own terrace add to the price. The building stands on Calle San Salvador, a street in the middle of the town, and a lift serves every floor. A one bedroom apartment has an open plan living room and kitchen, a bedroom and a bathroom with a shower, in about 53 square metres built. Two of the ground floor homes add a small private patio, and some of the homes facing the street have a balcony with a glass rail. The two bedroom home on the ground floor has two bathrooms in 76.70 square metres, and the penthouse on the top floor has two bedrooms, two bathrooms and a terrace of its own.
Shared between the 14 homes
A frame of reinforced concrete and steel, built to the recommendations of the survey of the ground beneath the site. The front of the building is rendered and partly faced in porcelain panels, with insulation fixed to the inside face of the outer walls. The walls between homes and between rooms are brick.
Lacquered aluminium frames with a thermal break, an insulating strip inside the frame that stops heat and cold passing through the metal. The glazing is double, with an air gap between the panes that also cuts noise from the street. The bedrooms and the living room have insulated roller shutters in the same colour as the frames, and the balconies on the street front have glass rails.
Porcelain tiles throughout, laid over a layer that reduces the sound of footsteps reaching the home below. The kitchen and bathroom walls are tiled in ceramic, the terraces are tiled for outdoor use, and the other walls and the ceilings are painted smooth.
White sanitaryware, a basin set into a vanity unit fixed to the wall, and a shower.
A security front door with a three-point lock and a spyhole. The doors inside are in a wood finish with chrome handles, and the wardrobes are built in, with sliding doors.
A multi-split heat pump heats and cools the living room with its kitchen and each of the bedrooms. Hot water comes from an aerothermal system, a heat pump that draws its warmth from the outside air, feeding a storage tank.
Television and data points in the bedrooms, the living room and the kitchen, a video entry phone with a camera at the door of each home, and low-energy lighting throughout. Homes with a terrace have an outdoor socket and light there.

The apartments are being sold off plan at launch prices, and no date has yet been given for the start of work or for handover. You pay 15 per cent of the price when you sign, a further 5 per cent in twelve monthly payments, and the remaining 80 per cent when you receive the keys. IVA is added at 10 per cent, the rate for a new home.
Most of the homes here are one bedroom apartments of almost the same size, priced between €220,000 and €230,000 according to where they sit in the building. I compare them with resale flats of a similar size in the surrounding streets, give you a straight view of which offers the better value, and negotiate on your behalf. An independent lawyer, whom I introduce you to, checks the building licence and the bank guarantee that has to cover the payments you make before completion.

The pack gives no energy rating, no dates for the work or for handover, and no figure for the community charge. It is also worth asking whether the kitchen comes with its appliances, since the specification does not list them, and whether a parking space or storeroom can be bought with a home.
