The lowest-priced home, a one-bedroom apartment on the ground floor, works out at €4,163 per built square metre. A garage space and a storeroom come with every home here and sit inside the price, which a figure for the whole town cannot reflect. That figure, €3,684 a square metre on idealista’s 2026 asking prices for Mijas, is drawn mostly from older homes for resale. What is being built

The plans for Laguna Nova show a white building of 29 apartments on Calle Río Benamargosa, with pergolas shading its upper terraces and planting trailing over the balconies. The homes run from one bedroom flats of about 51 square metres to three bedroom homes of just over 100, and the top floor holds the penthouses, where the terraces are largest. In every home the kitchen and the living room share a single open room, laid in large grey porcelain tiles. The roof is given over to a pool with a sun deck, planters and a glass rail, and a lift runs down to the garage.

What comes with every home.

Heating, cooling and hot water

Air conditioning that warms as well as cools, run by a heat pump, which draws heat from the outside air instead of burning fuel. Ducts above a lowered ceiling carry it to the living room, the kitchen and the bedrooms, set from a thermostat in the living room. Hot water comes from solar panels, with a storage tank and an electric back-up.

Kitchen

Smooth white units with a matt finish that does not show fingerprints, and no handles: each door opens from a recessed groove along its edge. The worktop and the island are porcelain made to look like grey-veined marble, carried down to the floor at the end of the island and up the wall behind. A fridge-freezer, an oven and a microwave set into a tall unit, a large induction hob and an extractor are included, over a dark sink fitted beneath the worktop.

Floors, walls and ceilings

Large porcelain tiles in a neutral grey run through the living room, the kitchen and the hallways, and the same tile continues onto the terraces in a non-slip finish. Walls are painted smooth in off-white or pale grey. Lowered plasterboard ceilings cover the entrance hall, the corridors, the kitchen and the bathrooms.

Bathrooms

Showers throughout, each with a resin tray, a glass screen and a single-lever chrome tap. The basins sit in a vanity unit under a mirror, by the Spanish maker Porcelanosa, with white porcelain fittings. Walls are partly tiled, in grey in the main bathroom and in sand where there is a second.

Windows, doors and wardrobes

PVC window frames with double glazing, and insulated aluminium roller blinds that black out the bedrooms. The front door is solid, with a security lock and a spyhole. Inside are white lacquered doors, and every bedroom has a fitted wardrobe with sliding white doors, a lining, a shelf and a hanging rail.

Walls and insulation

The outer walls are brick, either left bare or rendered and painted, with an air gap and mineral wool behind them and a plasterboard lining inside. Between one home and the next, and between the homes and the shared areas, brick is lined with plasterboard over mineral wool, which cuts down the sound and heat passing through.

Electrics, entry and fresh air

A video entry phone with a colour screen in each home, linked to a camera at the building door. Fibre runs to every home, with data points in the living room and the bedrooms, and television points in those rooms and the kitchen. Each home is ventilated by an extractor in the bathrooms, through its own duct to the roof.

Garage and lift

The garage has a smooth concrete floor with marked, numbered spaces and a remote-controlled door, and the wiring for electric-car chargers is prepared. A lift for six people, with a door wide enough for a wheelchair, runs from the garage to every floor.

BB is the rating printed in the specification, on the Spanish scale that runs from A at the top to G at the bottom. It is still to be confirmed as the building goes up, so take it as the expected rating rather than a certified one.

Buying this as a new build

Laguna Nova is sold off plan, with handover estimated for June 2028. A buyer from abroad reserves with €6,000, pays 20 per cent at the private contract and a further 10 per cent at a later stage, and the remaining 70 per cent at the deed. A buyer from Spain reserves with €3,000 and pays 10, 10 and 80 per cent. VAT is added to each payment.

Several layouts here repeat on more than one floor, each a little dearer the higher it sits, and the price list records whether each home faces south, east or north. I weigh those differences against the price with you, tell you plainly what I think a home is worth, and negotiate the figure on your behalf.
