Las Lagunas averaged €3,323 a square metre on idealista’s asking prices for August 2026, eight per cent up over the year. Mijas across the whole municipality averages €3,684, and La Cala de Mijas, the coastal end, reached €4,593. What is being built

Phase Two is 119 homes along the northern and eastern sides of the same plot as the first phase. The smallest are studios of about 54 square metres, laid out as one open room with a terrace of its own. Above and around them are apartments of two and three bedrooms, and penthouses with roof terraces on the top floor. Every home has a terrace and a garage space, and most have a storage room as well. The outer walls are built differently from the rest of the scheme, in prefabricated panels rather than brickwork, and the whole building shares the gardens, the two pools, the sports court and the roof terrace with the phases either side of it.

Shared between the 119 homes

  • Two pools in the shared gardens, one for adults and a shallow one for children, with sunbathing terraces of paving and grass on either side of them.
  • A hard court for five a side and basketball, and a street workout circuit of bars and frames under the building where it is shaded.
  • An indoor climbing wall built for children, alongside covered games areas out of the sun and the rain.
  • Gardens broken into separate planted areas with benches and tables, and a plot of raised beds the residents can grow in.
  • A roof terrace shared by the building, laid out with an outdoor kitchen, a dining area, sunbeds and places to sit.
  • The urbanisation is closed and has a gatehouse at the way in. Wifi reaches the shared areas.

What comes with every home.

Structure and outer walls

Foundations and frame in reinforced concrete, with an independent inspection body checking the work as it goes up. The outer walls are prefabricated panels fixed to that frame: a galvanised steel sub-frame packed with mineral wool and closed with water-resistant plasterboard, rendered on the outside over an insulating board, and lined on the inside with plasterboard over a further layer of insulation and an air cavity. The flat roofs are waterproofed with a double membrane and carry two layers of thermal insulation wherever there are rooms below.

Floors and ceilings

Floating laminate rated AC4 laid over an acoustic underlay in the living room, the bedrooms and the hallways. Ceramic stoneware in bathrooms and in kitchens that are rooms of their own, and the same laminate in a moisture-resistant version where the kitchen opens into the living space. Ceilings are plastered, except where the services above them call for a suspended ceiling.

The kitchen

Wall and base units under a laminate worktop, fitted with a ceramic hob, an oven, an extractor hood, a metal sink and a single lever tap. The walls combine the worktop material with paint or ceramic tiling depending on the layout.

The bathrooms

Ceramic tiling to the walls and stoneware on the floors. Each bathroom has either a bath or a shower tray, whichever the room takes, with a ceramic basin and WC and single lever taps throughout.

Windows, doors and wardrobes

Window frames in lacquered aluminium or PVC with a thermal break, double glazed with a cavity between the panes. Bedroom windows open inwards on a tilt and turn hinge, or slide where the layout needs it, and carry lacquered blinds. Ground floor windows have anti-intrusion protection. The entrance door is armoured and finished in white inside, passage doors are white, and the bedrooms have fitted wardrobes with a top shelf and a hanging rail.

Heating, cooling and hot water

Ducted air conditioning with outlets in the living room and in every bedroom. Hot water comes from an air source heat pump. A mechanical ventilation system changes the air without the windows having to be opened.

Electricity and telecoms

Wiring and telecoms installed to the Spanish regulations, with television and telephone points in the living room, the kitchen and the main bedroom, and a video entry phone at both the gate and the building entrance.

How the building holds its temperature

A heavily insulated envelope, low transmission window frames and double glazing with a cavity, together with the efficient plant and the mechanical ventilation, bring the homes to the standard the developer describes as reduced consumption. The hot water is pre heated from a clean energy installation, the façade openings are shaded against the summer sun, and the shared areas are lit by LED fittings on movement sensors. Dual flush cisterns, aerators on the taps, separate drainage for rainwater and waste, and ducting for electric car charging in the garage complete it.

Buying this as a new build

The building is up and finished, so there is nothing to stage and nothing to wait for. €3,000 reserves the home and the rest is paid when the keys change hands. The developer’s schedule has one column for Spanish residents and another for everyone else, and I’ll show you which one you fall under and what the difference actually amounts to before you commit to anything.
