The figure above is higher because the price list measures each home on its own. The same list also gives each home’s area with its share of the lobby, corridors and other shared spaces, and on that basis the lowest price comes to about €3,820 a metre, close to the Mijas average. The building curves around a street corner, faced in wood, pale ceramic panels and glass, with a planted courtyard inside the entrance. The homes are one and two bedroom apartments, with a small terrace on the upper floors and larger terraces open to the sky at the top. Kitchens open onto the living room, and the finishes are warm and plain: wood-effect floors throughout, wooden wardrobes and dark fittings. The roof holds a pool with a sun terrace, and the shared rooms include a gym, a sauna, a Pilates room and an open-air coworking area. Parking spaces and storerooms are sold separately below ground.
Shared between the 58 homes
The building is faced in composite wood, ceramic panels with a concrete finish and glass. Windows have dark PVC frames with a thermal break, an insulating strip that stops heat and cold passing through the frame, and double glazing. Bedrooms have electric blinds.
Fitted units with marble-effect ceramic fronts, and Bosch or equal built-in appliances: a fridge, a dishwasher, an oven, a microwave, a hob and an extractor. A wooden dining table is built in.
Grohe or equal taps and Duravit or equal sanitaryware, with a black-framed shower screen and a strip of lighting in the shower.
Wood-effect ceramic tiles throughout, including the bathrooms, and non-slip on the terraces. Built-in wardrobes in wood with push-to-open doors.
Hot water from an aerothermal system, which draws its energy from the outside air, solar panels on the roof, and split air conditioning.
In Las Lagunas, on the Fuengirola side of Mijas, among streets of shops and homes a short drive from the beach at Los Boliches.
A reservation of €5,000 holds a home. When the building licence is granted, the private contract is signed with 30 per cent of the price. The remaining 70 per cent, less the reservation, is paid at the deed, estimated for the fourth quarter of 2028. IVA at 10 per cent is added to each payment. A parking space costs €19,000 to €20,900 and a storeroom €7,700, each before IVA.
Beyond the reservation, nothing is paid until the building licence is granted. I compare these prices with resale flats in Las Lagunas and central Fuengirola, and with the other new schemes nearby, so you can see what a new home here costs over an older one.
