The lowest-priced home, a one-bedroom apartment on the fourth floor, works out at €4,296 per built square metre. That is about nine per cent over €3,937, the asking-price average idealista gives for Málaga as a whole in 2026. The difference buys a home finished in 2027 rather than one of any age, with a garage space and a storeroom counted in the price. The price table for the area is on the Málaga page.

What is being built

Urban Zenit is 120 apartments in Distrito Zeta, a district being laid out from scratch on the western side of the city, with parks, cycle lanes and allotment gardens planned around it. The homes range from one bedroom to four, and every one has a terrace, a drying area, a garage space and a storeroom. Living and sleeping rooms are kept to separate sides of each home. Shops take the ground floor along an arcade, and the shared rooms run from a gym and a coworking room to a pool on the roof.

Shared between the 120 homes

  • A pool on the roof, with sun loungers and a solarium. The water is treated with salt rather than added chlorine
  • A gym
  • A coworking room
  • A gastroteca, a shared kitchen and dining room for residents
  • A children’s area and a quiet rest area
  • A garage space and a storeroom with every home, in the basement, with the wiring laid for an electric car charger
  • Solar panels on the roof supply electricity to the shared areas

The specification

What comes with every home.

Air conditioning and hot water

Ducted air conditioning that heats as well as cools, reaching the living room and the bedrooms. Hot water comes from an aerothermal unit, which draws its heat from the outside air instead of burning gas.

Kitchen

Wall and base units under a compact quartz worktop, with a ceramic hob, an electric oven, a microwave and an extractor built into the units. The sink is a single bowl fitted beneath the worktop, with a single-lever tap.

Floors, walls and ceilings

Laminate wood flooring in the living room, the hall, the corridor and the bedrooms. The kitchen and the bathrooms are in stoneware, and the terraces in a non-slip stoneware. Walls are painted smooth, with a white false ceiling over the bathrooms, the kitchen and the corridors.

Bathrooms

White porcelain fittings, a resin shower tray in one bathroom and a steel bath in the other, a vanity unit in the main bathroom, chrome single-lever taps and a WC with a two-button flush.

Windows, doors and wardrobes

PVC or lacquered aluminium frames with a thermal break, an insulating strip that stops heat passing through the frame, and double glazing that also cuts noise. Every bedroom has shutters. The front door is armoured, the doors inside are white lacquered, and the fitted wardrobes have a shelf, a hanging rail and space for shoes.

Walls and insulation

The outside walls are rendered brick with insulation in the cavity and an insulated lining inside. Between one home and the next the wall is a sound-resistant brick, and the partitions within each home are insulated too.

Power, television and telephone

A high grade of electrical installation, television and telephone points, a shared aerial for the building and a video entry phone.

BB is the provisional rating on the developer’s plans, for both the energy the home uses and the carbon dioxide that goes with it. The Spanish scale runs from A at the top to G at the bottom, and the final certificate is issued once the building is finished.

Buying this as a new build

The building is well advanced, so you would be buying a home that is largely built but not yet finished. Handover is estimated for March 2027. The homes are priced before VAT, and the garage space and storeroom are already in that price.

What the lowest-priced home costs in full

Starting price
€268,000
VAT (IVA), 10%
€26,800

Your lawyer, about 1% plus VAT

Estimated total

An estimate, at the rates in the cost guide. The lawyer’s, notary’s and land registry fees vary with the price and the deed, and a mortgage adds the bank’s own costs.

Here the useful work is comparing the layouts on offer, since the plans vary a good deal in terrace size and outlook, then reading the payment terms with your lawyer and checking the finished home against the list of materials before you collect the keys.
