from €450,000Before IVA
A finished development of 22 apartments on the hillside above Torre de Benagalbón, in Rincón de la Victoria, with its pool at the top of the grounds looking out to sea. The apartments are ready to move into, and three bedroom homes start at €450,000 before VAT.
Idilia Terram was built as 22 apartments of two and three bedrooms on a slope that looks over the Mediterranean. Every home has a terrace and a view of the sea, and the penthouses have a solarium on the roof shaded by a pergola. The shared pool sits at the very top of the grounds, reached through small planted squares, with a children’s pool beside it and a lookout over the sea. The fenced and gated site also holds landscaped gardens, a solarium and a room for bicycles, and lifts serve the buildings.

The specification
What comes with every home.
Air conditioning and hot water
Ducted air conditioning that heats as well as cools, with grilles in the living room and the bedrooms and a thermostat to set it. The bathrooms have electric underfloor heating on their own thermostat. The water is heated by an aerothermal heat pump, which works from the warmth in the outside air.
Kitchen
Handed over furnished, with wall and base cabinets, a worktop carried up the wall behind, and a sink with a single-lever tap. It comes with an induction hob, an extractor hood, an electric oven, a dishwasher, a fridge and a washing machine.
Bathrooms
Walls tiled in ceramic and floors in porcelain. The main bathroom has a resin shower tray with a screen, a thermostatic tap that holds the water at the temperature you set, and a ceramic basin in a vanity unit. The second bathroom has a bath.
Floors, walls and ceilings
The hall, the living room and the bedrooms have porcelain floors and a white skirting, with smooth painted walls and plasterboard ceilings above. Outside, non-slip stoneware covers the terraces, which have a tap, a drain, lighting and sockets for power and television.
Windows, doors and wardrobes
Aluminium frames insulated inside so the metal does not carry heat or cold, and double glazing. Motorised roller blinds in insulated aluminium in the living room and the bedrooms. A white armoured front door with a spyhole, white lacquered doors inside, and wardrobes lined in melamine with a rail, a shelf and a set of drawers.
Structure and insulation
A reinforced concrete frame. The façades are brick lined with plasterboard, rendered and painted, with an insulated air gap between the layers. Rooms are divided by plasterboard, and panels that deaden sound separate each apartment from its neighbours and from the shared areas.
Entrances and electrics
Entrance halls with porcelain floors and LED lights that switch on as you pass, and a video entry phone linked to the halls and the gate. LED lighting in the bathrooms, the kitchen and the passageways, and ducting for an electric car charger.
The living room, with the dining table beside glass doors that open to the terrace and the sea.

With the building complete, the price is not spread across a construction period, and the apartment is yours from the day the deed is signed at the notary. VAT at 10 per cent applies on top of the prices shown, as it does on any new home bought from its developer.
The useful work here is comparison. I look at the apartment with you, then set its price against recent sales of similar homes in Rincón de la Victoria, so the figure I negotiate towards on your behalf rests on evidence. Before you sign, I go through the community accounts with your lawyer.
