Structure and party walls

A reinforced concrete structure of columns and floor slabs, following the geotechnical study, with ceramic brick and insulated drylining separating each home from its neighbours and from the shared areas.

PVC monobloc window and door frames, double glazed with a dehydrated air gap, and roller shutters with injected insulation for a full blackout in the bedrooms.

Floors

Porcelain tiling in the kitchen, bathrooms and on the terraces, and laminate wood flooring through the rest of the home, both laid with a matching skirting.

A wall-hung basin with a chrome-trapped siphon, a shower tray or bath depending on the layout, single-lever mixer taps throughout, and white sanitaryware with dual-flush toilets.

Buying this as a new build

This one is finished, so there is no build to wait for. A reservation of €6,600 secures the home, with 40% plus VAT due at the private contract and the balance plus VAT at the notary — and the price list allows going straight to the notary within 30 days of reserving, if that suits you better. The tax is still new-build tax rather than resale tax, because this is the first time the home has been sold.

On a finished building that means checking the paperwork that allows the home to be lived in has actually been issued, reading the community budget so you know what the pool and the lounge cost to run each year, and walking the home with you before you sign.

Get in touch and I will talk you through it. Buying with me sets out how I work.
