WhatsApp Michael →The lowest-priced home, a two-bedroom apartment on the ground floor, works out at €3,604 per built square metre. The developer’s figures for built area take in the terraces as well as the rooms, so that rate is lower than one worked on the rooms alone. Inside its walls the apartment measures 98 square metres, and on that basis it costs about €6,020 a square metre. The gap between built area and indoor space is widest on the penthouses, whose terraces of 140 to 156 square metres make the built figure more than twice the space inside. On the developer’s measure the villas come to about €4,600 to €6,100 a square metre, against an average of €3,684 for the whole of Mijas on idealista’s 2026 asking prices. Horizonte Village is made up of 23 villas and, beside them, 31 apartments marketed as Horizonte Residences. Seventeen of the villas face south and the other six south-east or south-west. Every villa has four to six bedrooms, a private pool, a basement and parking for two cars, on a plot of about 575 to 690 square metres, and the villas are sold in three phases. The apartments on the ground and first floors have two or three bedrooms and two bathrooms, and each of those on the ground floor has a private garden. The penthouses, on the second floor, have three bedrooms and three bathrooms. On the developer’s plan, a stair inside the penthouse leads up to a bedroom with its own bathroom and two roof terraces, one of them laid out for a barbecue. The price of each apartment includes a storeroom and one parking space, or two for a penthouse. The apartment buildings are set in gardens with two outdoor pools, a playground and an outdoor gym, and the owners of every home can use the clubhouse.

In the villas, a smart home system controls the lighting and the air conditioning. In the apartments, the switches and sockets are by Schneider or a similar maker.

Both the villas and the apartments are paid for in stages, with IVA at 10 per cent on top of the price. For a villa, €20,000 secures the reservation, half the price is paid within about a year of the private purchase contract, and the other half on completion. The sales team’s estimate for handing over the first villas is the fourth quarter of 2028. For an apartment the reservation is €6,600, which counts towards the 20 per cent payable on the purchase contract. The other two payments are 20 per cent during the building work and 60 per cent on completion.
Prices here run from €590,000 for a ground floor apartment to €2,350,000 for the most expensive villa, so I begin by narrowing the list to the homes that suit how you plan to use the property. For each of those I weigh the price against similar homes for sale nearby, so that you know before you choose what it is genuinely worth. I then negotiate with the sales team on your behalf. Half of a villa’s price is paid in the first year after the contract. An independent lawyer should check how those payments are guaranteed before you sign, and I make that introduction for you.

The handover estimate covers only the first villas so far, with no date given for the apartments. Villa owners are offered the clubhouse, but it is not yet clear whether the pools, playground and outdoor gym among the apartment buildings are open to them too. The yearly community charges and the full list of materials and finishes, which the brochures only summarise, are worth having in writing as well. I can raise any of these with the sales team on your behalf.
