The houses here come to between about €2,600 and €4,000 for each square metre built, and the lowest rates are in the first phase, whose houses list built areas of 225 to 264 square metres against about 181 to 189 in the second. The Meadows is a gated group of townhouses along the Europa course of the La Cala Golf resort, facing south-west over the golf and the Mijas valley. The basement of each house holds the private garage. The ground floor has a separate toilet and the living room and kitchen, which open onto a covered terrace and the garden. The three bedrooms are on the floor above, with two full bathrooms, one of them off the main bedroom. Built areas run from about 181 to 264 square metres, and terraces from about 56 to 87. The houses share a pool and landscaped gardens.
Shared between the homes
Units in natural oak and cotton white under a white Silestone worktop, with a single sink and a black tap. The appliances are by Balay or an equivalent maker: an oven, a microwave, an induction hob, an extractor and a washing machine, with the fridge and dishwasher behind panels that match the units.
Two full bathrooms, one of them off the main bedroom, and a separate toilet with a basin on the ground floor. The main bathroom has a double-basin unit 140 centimetres wide, with an oak front on a black frame, and the other two have units of 80 centimetres. Both full bathrooms have white slate-effect shower trays behind fixed screens, with taps by Tres, mirrors and textured sand-coloured Saloni tiles.
A reinforced front door with an oak panel on the inside, and smooth oak doors with black hinges and handles. The sliding oak wardrobes have a linen lining, a hanging rail, a shelf for luggage and drawers.
Large brown sliding doors by Strugal with shatterproof double glazing, side-hung brown windows in the bedrooms, and motorised shutters.
Sand-coloured Saloni porcelain, in tiles 90 centimetres square, throughout the house, with a non-slip version on every terrace.
A heat pump drives ducted air conditioning that heats as well as cools, with mechanical ventilation. Each house has its own air-source heat pump for hot water, and shared solar panels supply part of the electricity.
Anthracite switches by BJC with USB charging points in the kitchen and main bedroom, a dimmer in the living room, LED lighting, and fibre, telephone and television points in the living room and bedrooms.
The private garden is handed over with topsoil, basic planting and watering in place. The garage in the basement has a motorised folding door and a staircase straight up into the house.
AThe certificate for the first groups of houses gives A for both the energy they use and their carbon dioxide emissions. A is the most efficient rating on the Spanish scale, which runs down to G.

The houses all face the golf course, but their built areas, terraces and prices differ from one to the next. I would compare them with you on the plans and on site, and look over the finished house with you before you complete, so that anything left to put right is dealt with first.
