The lowest-priced home, a two-bedroom apartment on the fifth floor, works out at €4,665 per built square metre. That is within about five per cent of the Fuengirola average, which idealista’s 2026 asking prices put at €4,451 a square metre. The built area behind the rate counts the enclosed rooms and a share of the shared areas. The terrace is measured separately and adds another 31.5 square metres. The price table for the area is on the Fuengirola & Mijas Costa page.

What is being built

Vangård is planned as 153 homes beside the Loma del Real park, in the north of Fuengirola. The apartments come with two or three bedrooms, the penthouses with three or four. The terraces of every home run in curves around the buildings, planted along their edges. Inside, one floor runs through every room, and a movable panel between the living room and a bedroom lets the two be used as one space. The shared grounds are laid out as a garden, with outdoor pools, a spa built around a heated indoor pool, a gym and rooms for work and meetings.

Shared between the 153 homes

  • Outdoor pools set into the gardens, one of them an infinity pool, with a solarium alongside
  • A spa with a heated indoor pool, a sauna and areas to rest
  • A gym that continues outdoors, and space for yoga in the open air
  • A social club and a coworking room, with a private booth for calls and rooms for meetings and other uses
  • Gardens planted with native species that need little water
  • A gated community, with the main lobby laid out as a place for residents to meet
  • Underground parking with bays of 5 by 2.5 metres, storerooms, cycle parking with a repair station, a car-wash area that uses no water, and pre-installation for charging electric cars

The specification

What comes with every home.

Floors

One floor runs through every room, the kitchen and the bathrooms included. It comes in extra-large planks with the look of natural wood, in a rigid material chosen to resist water and wear.

Bathrooms

Large-format stone finishes laid from floor to ceiling, a toilet fixed to the wall and clear of the floor, and high-efficiency thermostatic taps, which keep the temperature constant.

Kitchen

Open to the living room, with ceramic worktops and splashbacks, units with generous storage, built-in high-efficiency appliances and a sink with low-consumption taps.

Rooms that adapt

A movable panel between the living room and a bedroom lets the two rooms open into one or close off again. Wardrobes are built in, and indirect lighting is set into the ceilings.

Glazing

Large, double-glazed windows onto the terraces, in frames with a thermal break, meaning the metal is split by insulation so that heat does not pass through it. The brochure also describes what the developer calls a magic window, a glass panel that turns opaque when you want privacy.

Heating, cooling and hot water

A high-efficiency aerothermal system, a heat pump that draws its energy from the outside air, heats and cools the home and makes the hot water. Each room is controlled separately, and solar panels on the building generate electricity.

AThe developer gives the design an A for the energy the homes will use and a second A for their carbon emissions, the best grades on a Spanish scale that runs down to G. The project is also working towards BREEAM, an independent British certificate for buildings designed and built to a sustainable standard.

Buying this as a new build

Vangård is at the planning stage. The developer is waiting for the building licence, and work will not begin until it is granted, so there is no handover date yet. Reserving a home takes 2 per cent of the price, then 28 per cent on signing the private contract, 10 per cent during construction and 60 per cent on completion, with IVA added to each payment. The developer states that the money paid in advance will be guaranteed by a financial institution, named once the licence is granted, and held in a special account.

At this stage the work is on paper. I compare the plans and the orientation of each home with you, read the reservation and contract terms with your lawyer, and confirm the guarantee on your payments once the developer names it.

Get in touch and I will talk you through it. Buying with me sets out how I work.
