The lowest-priced home, a two-bedroom apartment on the ground floor, works out at €5,671 per built square metre. That is 27 per cent above €4,451, the average asking price per square metre across Fuengirola in 2026. The rate is worked on the home’s enclosed floor area alone. It leaves out the 34 square metre terrace with its hot tub, and the two parking spaces and the storeroom allocated to the home. The price table for the area is on the Fuengirola & Mijas Costa page.

What is being built

Most of the homes are apartments of two or three bedrooms, each with two bathrooms and a terrace of 26 to 35 square metres. A two bedroom apartment measures about 85 to 88 square metres built, leaving the terrace aside, and a three bedroom one about 105. On the ground floor, some apartments come with a private garden. On the top floor, the penthouses have one, two or three bedrooms, and terraces of 37 to 68 square metres on the developer’s plans. The living room and kitchen share one open room, with an island, and there is a separate laundry room. Each home has its own hot tub on the terrace, and two parking spaces and a storeroom are allocated to it. The first phase and this one together make up Lomas Unique, 198 homes in all.

What comes with every home.

Structure and warranties

The frame is pillars and floor slabs, with retaining walls, designed to the recommendations of a survey of the ground. The facades are rendered, smooth or textured, and glass balustrades enclose the open sides of the terraces. Under Spanish building law, the building is covered for ten years against faults in its structure and for three years against faults that affect everyday use of the home.

Windows

Window and terrace door frames from makers such as Cortizo or Technal, built to keep heat and noise out. Depending on the room, they slide, or open inwards and tilt from the top.

Floors and doors

Floors of large porcelain tiles, with a light stone or a wood finish. Oak boards can be chosen instead in the rooms other than the kitchen and bathrooms. The terraces are tiled in light stone porcelain, and the bathroom walls are tiled. Inside doors come in white or oak, and built-in wardrobes have their own lighting, with shelves, drawers and a hanging rail to suit their size.

The kitchen

Tall and low units and an island by Lube, with a worktop of Dekton, a hard manufactured stone made by Cosentino. The fridge, oven, microwave, hob, extractor and dishwasher are by Electrolux. A washing machine and a dryer are fitted in the laundry room.

The bathrooms

Toilets, showers and taps from makers such as Duravit, Laufen and Hansgrohe. The bathrooms have fitted vanity units and backlit mirrors.

Heating and cooling

Ducted air conditioning, driven by aerothermal equipment from makers such as Samsung or Daikin. Aerothermal means the system gathers its heat from the air outside the home. An Airzone control sets each room to its own temperature. The penthouses have underfloor heating throughout, and the other homes have it in the main bedroom and the main bathroom.

Home automation

Sensors send an alert for a leak in the kitchen or a bathroom, smoke in the kitchen, or a cut in the power supply, and the system logs how much electricity and water the home uses. It also sets the air conditioning and the underfloor heating, and reports on the quality of the air indoors. The wiring is prepared for an alarm system, and cable television and network sockets are fitted in the living room and every bedroom.

The hot tub

Every home’s terrace has a hot tub, and a weatherproof power socket is fitted outside.

Buying this as a new build

The developer’s payment plan has four stages, and handover, the last of them, is estimated for the first quarter of 2028. Reserving a home takes €15,000. Sixty days later the private contract is signed, with 20 per cent of the price. Six months on from the contract, a further 10 per cent is paid. The balance at handover is 70 per cent, less the €15,000 paid to reserve. All three percentages are calculated on the price with IVA added, at 10 per cent.

Two bedroom homes of much the same size vary widely in price here, depending on the building and the floor. My part is to weigh what each one offers for its price, in its view, its terrace and its light, and then to negotiate on your behalf. When you have settled on a home, I introduce you to an independent lawyer, who reads the contract and confirms that each stage payment is protected by a bank guarantee or insurance.
