What is being built

Torre Biznaga is thirty-five homes at Carvajal, between the coast road and the railway line, a few streets above the promenade. Thirty-three are two and three bedroom apartments, all with a covered terrace and a handful with open terrace beyond it. Above them sit two duplex penthouses, sold as Skyvillas, which take the upper levels and have the roof to themselves. Every home includes a parking space and a storeroom, and the two penthouses take two spaces and a larger storeroom each. The lifts run down to the basement, and cars get down by two vehicle lifts rather than a ramp. The shared parts are the point of the building: pools on the roof, at ground level and indoors, a spa, a gym, a room for working and a gatehouse at the entrance.

What comes with every home.

Structure and the outer skin

A reinforced concrete frame on columns, beams and waffle slabs, checked as it goes up by an independent technical control body and by a separate testing laboratory. The outer wall is built in two leaves: perforated ceramic brick outside with insulation sprayed onto it, then a plasterboard lining with fifty millimetres of mineral wool behind. On the outside it is finished in white single-coat render, with ceramic and aluminium panelling on chosen faces. The wall dividing one home from its neighbour is solid perforated brick, lined on both faces. The pitched roof carries the same white render as the walls.

Windows, blinds and doors

Aluminium frames in anthracite grey, carrying sealed double units with an air gap inside. Bedrooms and living rooms take insulated aluminium roller blinds in the same colour, motorised. The front door is armoured, lacquered white and milled on both faces, on a security lock with a chrome handle and a spyhole. The doors inside match it, white and milled, on aluminium handles. Wardrobes are built in and modular, lined inside and fitted out with a shelf for cases, a rail and a bank of drawers.

Floors and wall tiling

One rectified porcelain tile, ninety by ninety in a matt sand colour, runs through the living rooms, bedrooms and passages against a lacquered white skirting. Bathroom walls take the same range in sixty by one hundred and twenty. Terraces are laid in an ivory porcelain rated for outdoor use, and the lobbies and stairs are porcelain as well. An anti-impact acoustic layer goes under the whole floor of every home to keep sound out of the one below. Ceilings are dropped in the hall, the passage, the kitchen and the bathrooms, and left in plaster everywhere else so the rooms keep their height.

Kitchens and appliances

Laminate units by Saltoki with five finishes to pick from and four porcelain worktops. The induction hob is set into the island and its extractor is built into the hob itself rather than hung over it. Siemens appliances come with the home, integrated behind doors where the buyer asks for that: fridge, dishwasher, oven, microwave, washing machine and sink.

Taps, basins and showers

GROHE sanitaryware, with wall-hung basins on chrome wastes and resin shower trays in the main and second bathrooms. The taps are GROHE Essence, matt gold in the kitchen and copper in the bathrooms, all single lever. Shower screens are glass finished in copper, and the bathroom furniture is made to measure by Saltoki.

The air source system

A single unit per home heats the water and handles the warming and the cooling off the same machine, so there is no gas supply and no shared boiler. The pipework is insulated for efficiency, stopcocks sit at the front door and in each bathroom and the kitchen, and every terrace has an outside tap for watering.

Lifts, parking and the garage

Lifts serve every floor including both basements, and meet the Andalusian accessibility rules. Cars get down by two vehicle lifts rather than a ramp. The garage floor is polished concrete with the bays marked out, extracted through ducts on a carbon monoxide detector, and covered by fire detection and alarm wired back to a panel. Room has been left in the meter cupboard for the double terminals a charging point needs, so a bay can be converted later.

What is offered on top

The specification can be extended at set prices while the work is still at that stage. Electric underfloor heating in the bathrooms, or underfloor heating through the whole home off the same air source unit, is nine thousand euros in a two bedroom home and twelve thousand in a three. A control system for the lighting, the motorised blinds, the zoned air conditioning and the video entry panel, worked from a seven inch screen with a smaller one in a second room, is five thousand and six thousand on the same basis. Lighting inside the wardrobes is one thousand or one thousand three hundred, and a water softener is two thousand five hundred. The two Skyvillas have all of it as standard.

Buying this as a new build

Nothing has been built yet, so this is an off-plan purchase. The reservation fee is fifteen thousand euros plus IVA on an apartment and fifty thousand on a Skyvilla. The rest falls in three parts: a fifth on signing the private contract, a second fifth spread across the construction period, and the remaining sixty per cent on the day the deed is signed. Buyers who are Spanish tax residents are offered a lighter version of the same schedule, fifteen and fifteen with seventy left until the end. Every figure quoted excludes tax, and in Andalucía a first sale from the developer carries IVA at ten per cent with stamp duty at 1.2 per cent on top.

The floor and the position of a home decide most of it here — what you see over the roofs in front, how much of the day the terrace keeps its sun, and which side of the building you end up on — so the work is reading the levels and the plans against each other before a home is chosen.
