Fuengirola as a whole averaged €4,451 a square metre in 2026 on idealista asking prices, about 40 per cent less. Part of the gap is outside space. Each penthouse has around 100 square metres of terrace as well as its rooms, most of it the private roof terrace, and none of that is counted in the rate. Lomas del Higuerón 3 is the third phase of Las Lomas del Higuerón, on Avenida del Higuerón, and it is complete. The homes on the developer’s current list are all penthouses on the second floor. Those with two bedrooms have two bathrooms and about 80 square metres built inside, and those with three have three bathrooms and about 102. In each, the kitchen is open to the living room, which leads onto a terrace, and from there a spiral stair climbs to the penthouse’s own roof terrace of 65 to 70 square metres. Every home is sold with two parking spaces and a storeroom. The grounds have a pool with a sun terrace, a gym, a business centre and gardens with a cycle path.
Shared between the homes
Aluminium frames in a coloured lacquer, built to keep heat in and noise out, with double glazing, and safety glass wherever there is a risk of impact. Every room except the bathrooms has sliding windows. The terrace rails are metal and glass, and the bedrooms and living room are wired ready for motorised blinds.
Porcelain tiles of 75 by 75 centimetres cover the floors throughout. The inside doors are smooth and lacquered, 2.10 metres high, with rubber seals round the frame. The built-in wardrobes match them, with sliding or hinged doors depending on the room, and are lined inside.
Fully fitted, with tall and low units and a quartz worktop, Silestone or similar. Every appliance is rated A or better for energy use: the oven, the microwave, the ceramic hob and its extractor hood, the fridge, the dishwasher and a washer-dryer.
Wall-hung toilets with their cisterns built into the wall, shallow shower trays behind glass screens, and taps by Teka or a similar maker. The main bathroom has two basins set in a cabinet, and the others have wall-hung units with drawers. Some of the walls are tiled in ceramic.
Air conditioning, powered by aerothermal equipment, heats and cools the living room and the bedrooms. Aerothermal equipment takes the warmth it needs from the air outside the home. The bathrooms have electric underfloor heating.
The home automation detects smoke and flooding, and it can be extended and run from a phone app. There are television sockets in every bedroom, in the living room and on the terrace, switches and sockets by Jung or similar, and a video entry phone.
On Avenida del Higuerón in El Higuerón, six minutes by car from Carvajal beach and its train station, and 17 from Málaga airport.
The building is already standing, so there is no construction to pay for in stages. A reservation secures the penthouse, and the rest of the price is due at the notary, where the deed is signed and the keys change hands. As none of the homes has been owned before, the purchase is taxed as a new build, with IVA at 10 per cent rather than the transfer tax on a resale.
The list prices run from €599,000 to €825,000 for penthouses of much the same size and layout. I find out from the developer what accounts for the difference, whether it is the outlook, the position in the building or what is sold with the home, and I use that when I negotiate the price for you. As the building is finished, I also check that the licence allowing the homes to be lived in has been issued before you sign.
