What is being built

Be Grand El Limonar brings restored and new homes together on one plot, between Paseo de Salvador Rueda and Calle Ramal de Monte Sancha. The older buildings on Paseo de Salvador Rueda, the lower of the two streets, are being restored and divided into apartments. The oldest, a hillside villa designed by the architect Antonio Rubio Torres in 1939, keeps its carved wooden doors, its patterned cement tile floors, its wrought ironwork and its wooden bay windows. Another of his buildings, finished in 1948, is listed as a protected building in Málaga’s town plan. Above them, a new building steps up the slope, with large terraces and, for some of its homes, a private pool or jacuzzi. Of the homes for sale, the two bedroom ground-floor apartment, the two bedroom penthouse and the four bedroom duplex penthouse are in the restored villas. The two bedroom garden apartment and the three bedroom duplex are in the new building.

The specification

What comes with every home.

Kitchen

Fitted units by Gamadecor, a Porcelanosa company, with a worktop of Xtone, a hard-wearing porcelain slab. The units are white in the new building and a warm grey-brown in the restored villas. Siemens appliances are built in: a combined fridge and freezer, an induction hob, an oven, a microwave and a twelve-place dishwasher that can be controlled from a phone. The Noken tap has a pull-out spray.

Floors

The new building has large Porcelanosa porcelain tiles, 120 by 120 centimetres, in a pale stone finish. The restored villas have white Macael marble, a marble quarried in Almería, with wood-effect porcelain planks in some rooms, and in places the original floors are kept.

Windows and wardrobes

The new building has aluminium window frames in anthracite grey. The restored villas have timber windows, in colours set by a colour study for each building. Fitted wardrobes have white lacquered doors and are lined inside, with a shelf for luggage and a hanging rail.

Bathrooms

A walnut vanity unit by Porcelanosa under one continuous white top in Krion, a smooth solid surface with no joins, with one basin or two. The shower has a fixed head on the wall, a hand shower and a built-in thermostatic mixer, which holds the water at the temperature you set, all by Noken in brushed titanium. The shower trays are mineral stone, the toilets are wall-hung and rimless, and the walls are tiled in large porcelain.

Lighting and switches

The homes have round recessed ceiling lights by Kohl Lighting and white Simon 270 switches throughout.

Buying this as a new build

Payments are spread across the works: a reservation, a payment at the private purchase contract, monthly direct debits while the homes are built and restored, and 60 per cent at the notary when the deed is signed. Handover is estimated for the first quarter of 2027. Every price on this page is before IVA, the 10 per cent VAT on a first sale, and that applies to the restored homes as well as the new ones.

A restored home and a new one differ in their plans, their finishes and their outdoor space. I set the plans side by side with you, ask the developer exactly what the restoration covers in the home you prefer, and weigh its price against comparable homes around La Caleta before negotiating on your behalf.
