The lowest-priced home, a two-bedroom apartment on the second floor, works out at €10,309 per built square metre. The average asking price across Málaga in 2026 is €3,937 a metre, a figure that takes in the whole city and homes of every age. A small new building 200 metres from the beach, with a pool on the roof and parking included, belongs to a much narrower market than that average describes. What is being built

Milabeka stands on Calle Milagrosa, a street on the western side of Málaga between the Parque del Oeste and the Misericordia beach. The building holds ten apartments on its upper floors, each with two or three bedrooms and most with a terrace, finished largely in Porcelanosa. Parking is in a semi-automatic car park, with one space or two depending on the home, and every home has its own storeroom. On the roof, residents share a salt-water pool and a terrace looking out to sea.

What comes with every home.

Heating, cooling and fresh air

An aerothermal heat pump, which takes its heat from the outside air, runs the air conditioning and heats the water. Kitchens and bathrooms have extraction, and the air inside is renewed mechanically.

Kitchen

Fitted by Porcelanosa, with the colours of the worktop and units chosen by the buyer. The Bosch induction hob, oven, microwave, fridge, dishwasher and washing machine are all integrated, with a Pando extractor and a Blanco tap.

Floors and ceilings

Porcelanosa porcelain throughout, with a non-slip version on the terraces, and plasterboard ceilings painted smooth.

Bathrooms

Porcelanosa sanitaryware and taps, with water-saving fittings. The main bathroom is tiled from floor to ceiling and the second partly tiled.

Windows, doors and wardrobes

Anodised aluminium frames with a thermal break, an insulating strip that stops the cold crossing the frame, double glazing and electric blackout blinds. A security door at the entrance, lacquered doors inside, and fitted lacquered wardrobes.

Structure and walls

A reinforced concrete frame. The façade is brick with an insulated cavity, and the walls between homes are sound-absorbent brick.

Electrics

Wiring rated for high demand, LED spotlights in the bathrooms and corridors, Niessen switches and a video entry phone.

Buying this as a new build

No construction dates have been published, so this is an early off-plan purchase. Payments come in four steps after a €10,000 reservation: 30 per cent at the private contract, 10 per cent at four months, 10 per cent at eight months and the last 50 per cent at the deed and the keys. IVA is added to each.

With ten homes in the building, each is priced on its floor and its terrace, and the fourth floor home with a 40 square metre terrace stands apart. I compare these prices with other new apartments near the Málaga seafront and with good resale flats nearby, then negotiate on your behalf.
